As a mortgage broker, I can tell youā€¦

A lender pulls your credit twice. Once when you apply, and once 24ā€“48 hours before closing.

That means no new credit cards, no financing a car, no big purchases. Even applying for something can affect your score, so itā€™s better to err on the side of caution.

Once youā€™re in escrow, the safest move is to just leave your credit completely alone. Pay your bills on time, keep your balances where they are, and wait until those keys are in your hand. šŸ™ŒšŸ¼

VA buyers, donā€™t let this trip you up!

A home can pass a conventional appraisal and fail a VA oneā€¦ and it happens more than youā€™d think. šŸ„¹

VA appraisers check for the VAā€™s Minimum Property Requirements on top of value. That means peeling paint, missing handrails, exposed wiring, water heater condition, heating systems, and roof condition are all on the table. āš ļø

A conventional appraiser isnā€™t required to flag any of that. šŸš©

If youā€™re using a VA loan and the home has even minor deferred maintenance, get ahead of it before you decide to make an offer. It can be the difference between a smooth close and a deal that falls apart in escrow.

I first connected with this military family last year after they were referred to me by a fellow Realtor in Washington who has since become a great friend. Thank you, Jevy, for trusting me with your clients. ā¤ļø

At the time, they werenā€™t quite ready to buy, so we put together a plan to improve their credit and prepare for homeownership.

Then life happened. They welcomed a new baby and focused on their growing family before starting their home search.
