So, it's no secret that we have been out of town for the last few months. The purpose has been to adopt a baby, which we were able to do (thank the Lord)!

While we have been gone I have been able to help multiple people buy and sell homes!

There are more than 7k homes, townhomes, condos, mobile homes, and pieces of land for sale as of today… we haven’t seen this much inventory in a very long time. And the average days on market (time a house is up for sale) is up about 25% too!!

If you need to sell you home, you need a pro. A realtor who understands the changing market, and who can tell you the truth. So here’s an unpopular truth:

The days of just looking at comps (properties that have sold recently) and pricing your listing based on that, are over. Your house won’t sell, it will be too expensive. It isn’t consider a “buyer’s market” yet, but it’s pretty close.

Writing offers for clients today… it is STILL a sellers market right now. I’m suprised to see the competition out there for the $600k to $800k range of homes. Christmas time is still a great time to market a house for sale… when you’ve got family in town and you want to show them a house you’re excited to buy… thanksgiving and Christmas times are a great time to have showings!

I don't mean to be political (haha jk, yes I do), but the housing crisis in this country was CREATED by government regulation.

"Housing costs have surged, with prices hitting new highs and the rate on a 30-year mortgage averaging close to 7%. The U.S. is short 1.5 million homes and that the country’s housing stock isn’t keeping pace with the number of households. Decades of over-regulation have made it increasingly difficult to build new homes and rehabilitate old ones, for many small builders, it’s now close to impossible. And as fewer new homes come on the market, the cost of other homes rises even faster.” -Laura Escobar, the president of Lennar Mortgage.

We will NOT get out of this by MORE government regulations... But like it or not, housing prices are going UP from here for the near future.
