Prices by segment — County-wide, detached homes dominate at $1.07M, while attached homes (condos/townhomes) at $632K remain the most accessible entry point.

The city median sits at $930K, down 5.7% year-over-year, though the broader county holds firmer at +2.3%.

Activity is picking up, slowly — Homes sold ticked up from 699 to 726 year-over-year, but buyers are taking their time — days on market stretched from 27 to 34 days. Spring should accelerate both numbers.

Still a seller’s market — At just 2.1 months of supply versus the 6-month balanced-market benchmark, inventory remains tight. Demand is building quietly, but listings aren’t keeping pace.

Rates are your wildcard — The 30-year fixed sits at 6.11% (up slightly from 6.00% last week), and the 15-year fixed at 5.50% — both well below last year’s 6.65%. Bankrate projects rates hovering around 6.1% for 2026, with a possible range of 5.7%–6.5%. The Fed meets tomorrow; any rate-cut signals could move the needle quickly for spring buyers.
