As a realtor, I stay in my lane and stick to what my expertise is. However, there are some things that as a realtor in South Texas I need to know for my clients. If you live in South Texas, then you likely know that our soils are often times not kind to our foundations and plumbing. Many times I’ve had buyers and sellers run into the issue of a failed hydrostatic test along with a foundation that has settled beyond the normal range. Sellers are usually more likely to repair a plumbing leak than they are to repair a foundation. So, does the order that the work is done really matter? YES! If a seller offers to fix the plumbing leak and you give your buyer a credit to fix the foundation after closing, pump the breaks and renegotiate. A foundation repair should be done before the plumbing repair because when leveling a foundation plumbing can be affected. I am not a plumber or a foundation contractor, but I have worked with enough clients in the area that have had to do these repairs, and trust me, the order in which you do them matters.
