Did you know that some experts are predicting mortgage rates could reach a whopping 8.75% in 2023!? Let's dive deeper into the forecast for the housing market in the second half of this rollercoaster of a year.

We're currently seeing mortgage rates flirting with 7%. But some industry seers expect those figures to continue climbing, hitting averages of 8.75% and 8.25% for 30-year and 15-year loans respectively throughout 2023. But don't panic just yet! Others foresee a peak early on, followed by a gradual decrease to around 6.0% and 5.25%.

As a real estate agent, I know homeowners are always looking for ways to save. While I’ve seen DIYs go right, I’ve also seen it go very wrong.

Today, we’re getting to the bottom of when it’s worth spending extra for a professional and when homeowners can tackle the task themselves.

Here are some things you should consider...

01) Safety
Any task that involves electrical, plumbing, or structural changes should 100% be handled by a licensed professional. Not only to keep you safe but to ensure your home remains compliant with codes and regulations.

02) Budget
There’s nothing more frustrating than doing it yourself and ending up spending more than if you hired a professional. So do your research! If the investment in tools and materials is considerable, it may be better to go with the pro.

03) Skills
While DIY is great, you have to consider what skills you have and what you’re able to learn. Cosmetic changes tend to be easier, but there's no one-size-fits-all answer! It ultimately depends on your comfort level, project scope, and budget.

As a real estate agent, I’ve seen so many people struggle to save for a house, not because they aren't invested, but because they just don’t know how.

Use budgeting apps like Mint or 'You Need a Budget' to track your income and expenses. Determine what you can afford to set aside for your housing expenses each month. A helpful guideline is the 28/36 rule - no more than 28% of your monthly income should go to housing costs, and total debt payments shouldn't exceed 36% of your income.

02) Save for a Down Payment

Let's look at an example. Meet Quinn, a budget-savvy homeowner who strategically upgraded her home and reaped the rewards when it came time to sell. Here's what she did:

→ Enhanced Curb Appeal: Quinn invested $5,000 in her home's exterior with a fresh coat of paint, a new front door, and upgraded landscaping. This immediately elevated her home's appeal and added an estimated $15,000 to her home's value.

THIS → 'If you're not using the stuff in your home, get rid of it. You're not going to start using it more by shoving it in a closet somewhere.' - Joshua Becker

During my move I can’t tell you how spot-on this was for me. It was THE key to unlocking every one of my storage issues. Once I got rid of the things I didn’t use, my new home felt brand-new, bigger, and finally like, well, me.

After tossing what you don't love, here are some other home hacks that keep things nice and tidy for me at home while I’m rushing in and back out again: 

• Over-the-door hanging shoe organizers: Obviously, these are ideal for shoes but also perfect for maximizing space in closets for cleaning supplies, craft supplies, or small hardware and tools.
• A permanent donate box: Having a donate box in the bedroom means I make a constant practice of evaluating, purging, and giving. Its presence reminds me to only keep items I love and the importance of sharing with others. 
• Furniture that doubles as storage: Pieces of furniture like a coffee table, end tables or ottomans that provide storage are a lifesaver for tidying up at the end of a long day. Toys, blankets, and extra pillows are gone in a flash. 
• A entryway drop zone for all. the. things: You come home from work with your hands full every day. If you don’t have a place for it all, your home will be cluttered in seconds. Having a place just inside the door to put away my purse, mail, jacket, and packages has been a huge help in staying organized and clutter-free. 
• Move towards a paperless home: What this looks like for me? Snapping a photo of a wedding or baby shower invite or a promo code on the back of a magazine, then tossing the hard copy. Over time, like me, you’ll discover other ways to cut out paper clutter at home.

I love getting to know the homes I sell, and while I can walk around, measure, and take notes and photos, I really don’t know a home until my clients open up about the lives they've lived in their homes.

That's why, early on in the selling process, I always ask my sellers what they love about their homes.

And I don't want to know the obvious things like a massive primary closet or top-of-the-line kitchen appliances. I mean the small, personal details.

Things like the way the sun streams in during the morning or the cozy chair by the fireplace where your toddler likes to curl up with a book or the thriving herb garden you've been nurturing for years on the back patio. Those, my friends, are the details that make your home truly special.

So before you sell your home, ask yourself: What makes my home stand out? What do I love here that I know I won't find anywhere else? Then, take a deep breath, give thanks for the home you have, and pass those things along to your agent, so they can use what you love to appeal to buyers.

HAPPY INTERNATIONAL WOMEN’S DAY!
This demographic is more likely to own homes than single men in all but two U.S. states.

Answer: What is single women? (Surprising? Maybe. But then again, you know your tribe, so maybe not.)

Today is International Women’s Day - and what better way to mark the day than by honoring the women across the nation who have made homeownership their reality — owning an impressive 2.46 million more homes than single men? And they do it all while only making 83.1 cents for every dollar a man makes.

Now, I’d say that’s worth celebrating. Happy International Women’s Day, friends.
