news for FHA buyers! Loan limits are up! ⬆️ The new FHA loan limit increases of $26,227 for the Low-Cost Area Ceiling” and $60,525 for the High-Cost Counties ceiling, respectively.

The new FHA mortgage loan limits in the table below are effective for FHA case numbers assigned on or after January 1, 2024.

San Diego was the 2nd best performing metropolitan market in September at +6.5% - even with the low inventory & increased rates. (Detroit was first at +6.7) according to the S&P Corelogic Case-Schiller U.S. national home price NSA index. Just a reminder that it is very important to pay attention to local real estate news when making a decision!

Housing Update 🏡

San Diego County:
* Active inventory is up 1% (30 homes) in the last couple of weeks. 3,055 homes.
* Demand (pending sales) dropped 5% in the last couple of weeks. (Decreased from 1,464 to 1,393)
* Last year, inventory from November to the New Year dropped 32% & demand dropped 24%.
* Expected Market Time increased from 62 to 66 days in the past couple of weeks.
* Only 10 distressed properties for sales available to purchase right now. (Last year, 21 total distressed homes were on the market at this time)

Other notes to know:
* CPI report was released this week. Headline CPI: 3.2% from 3.7% year-over-year. Core: 4% from 4.1% year-over-year.
* Odds of another hike rate for January from the Fed has dropped from a 30% to 2% chance.
* For March, odds of a bike went from 14% to a 33% chance of a cut.
