Real Tip #30: Having just exchanged into a property during this time, I tend to agree with this article. I think of it in terms of a 10 year hold, so what’s going on in the market in the next year negatively does not impact my decision making in the long term. Actually, looking back on it, I’ve purchased properties in every recession or down cycle our market has seen, and my only regret is not holding the properties still 😅

Instead of fearing this market or what may transpire in the near future, use this time to acquire property.

Real Tip #29: Great advice from a recent Washington Post article if you're thinking of buying or selling in the current real estate market:

"1. Determine how long you plan to stay in your new home. If it’s less than five years, look for a property where you can build value.
2. Understand how much you can spend. This isn’t a time to spend beyond your means and hope for the best. It is likely that prices will decline in the short run, so don’t overspend.
3. Find a place that meets your needs. Unless you’re getting a dream price, you may want to spend for the neighborhood and improve the home over time. (See No. 1 about building in value.)
4. Find the right neighborhood for you. Look for a good school district, as homes in those neighborhoods tend to hold their value better in a declining market and rise faster when the local market is strong.
5. Make sure the financing you obtain is on terms that work for you now."

Feeling extra blessed to have closed on two properties during this crazy time. One of the properties, located in UTC, was of a dear friend who left the Cali life behind and moved his family to a beautiful home in Arizona. We're gonna miss you Dave! The other, a 4-unit property located in Hillcrest that I purchased over 20 years ago. This was a hard one to let go, but I could not be happier to pass this place on to such a wonderful family. Rob, Kendra, and Abby, I hope this property brings you as much joy as it brought me.

Real Tip #28: The team and I decided to put together a few COVID-19 tips for those of you who are in the midst of selling your home, or looking for a home to buy.

1. The internet is your best friend now more than ever- If you’re selling your home, make sure your agent is marketing it on social media and home buying sites like Redfin. You want it to get out there in the virtual world. As for you home buyers, stick to browsing the web for a home. Redfin, Zillow, even local real estate agent sites or pages will have the inventory you’re looking for.
2. Avoid hosting or attending open houses if you can- If you’re selling your home and you were supposed to have an open house, ask your agent to host a virtual open house instead. If you’re in the market for a new home, ask your agent to schedule a private viewing of the property. This way you avoid potentially large crowds that open houses bring. Just make sure to wear the proper gear and be mindful about touching door k***s, surfaces, etc. Keep an eye out for those virtual tours, too!
3. With the volatility in the mortgage industry, as well as partial closures of government offices such as recorders offices, expect delays during the transaction process.
4. Be understanding towards your agents, buyers, and sellers- During this time, health is THE top priority and plans may change due to unavoidable circumstances that the coronavirus has caused. Luckily, there are alternative methods in keeping the home selling or home buying process going, a few mentioned above. Trust in the process and trust in your agent.
