Not every San Diego property is considered "turnkey", but when you price and market strategically, there is a buyer for every property. This condo in a great central San Carlos location was perfect for an investor or first-time buyer looking to put in some sweat equity. I priced it accordingly and quickly generated 10 strong offers. This was a trust sale with some particular financial considerations in mind, so I worked closely with the trustee to select the best offer for their needs. Joe knows real estate! 🏡 I represented the new buyer of this beautiful home in a peaceful Menifee community. After a death in the family, my client decided to move north to be closer to her children.

The buyer was also the seller of 5110 Galt Way, and I orchestrated a near-simultaneous purchase and close to make the transition as smooth as possible. When I met with the seller and her stepson and presented my strategy for success, they chose me to help close this chapter in San Diego for the family. I had furniture appraised, junk hauled away, carpets and windows cleaned, furniture sold and donated, and unnecessary clutter removed from the property in Clairemont. The story of 5110 Galt Way illustrates what happens when clients buy into the strategy and expertise of my team and me. We listed this home for $949,000. Less than one week later, we were in escrow. We closed 17 days after the offer was accepted at $1,050,000.

How did we do it? Only qualified buyers with proof of funds were allowed to view the home, minimizing time and stress for my seller. Using the latest technology and years of experience, we set an initial price we knew would bring maximum interest for the home.
