What happens after your offer is submitted on a home?

Today I submitted an offer for my buyer, I called to let her know that it was submitted and she responded…Now what?

Once your offer is sent to the listing agent, the seller will review it, sometimes along with several other offers. In some cases, they review offers as they come in, and other times they hold everything and review on a set date.

From there, the seller can:

* Accept your offer
* Reject it
* Or send a counteroffer

If there’s a counteroffer, we negotiate the terms until both sides agree or decide to move on.

Once accepted, the home goes into escrow and the process begins: inspections, appraisal, and loan approval.



Bottom line: Every offer situation is different and strategy matters.

Buying land in San Diego County isn’t always a straight “cash or traditional loan” situation.

One option a lot of buyers don’t realize exists is seller financing or a seller hold while you pull permits.

Here’s the simple breakdown:

Instead of going to a bank right away, the seller acts like the lender and carries the note while you work through your plans for the property.

This can be especially helpful when you’re:
• Buying raw land
• Planning to build
• Waiting on permits or approvals from the county

Why buyers like this structure:
• You may be able to secure the land faster
• Less pressure to get full construction financing upfront
• More flexibility while you go through the permitting process

Important to understand:
This doesn’t remove the need for due diligence. You still need to verify zoning, access, utilities, and what the County of San Diego will allow you to build.

Every deal is different, but seller financing can sometimes bridge the gap between “I want this land” and “I’m ready to build on it.”
