Median prices are sitting around $950K. Inventory is still tight at under 3 months of supply. Rates have come down from the peak. And buyers who’ve been on the sidelines? They’re coming back.
But here’s what the headlines won’t tell you: San Diego isn’t one market. Coastal North County (hey, Carlsbad 👋) is holding firm. Inland and entry-level? More room to negotiate than we’ve seen in years.
If you’ve been waiting for the market to “settle” before making a move — this spring is the closest thing to that we’ve seen in a while.

Today I met a neighbor who came by after getting my postcard invite to preview this new listing. First-time buyer… and she fell in love with it.

The best part? She told me she never thought owning a home was possible. But she saved, waited for the right time, and made it happen.

First-generation homebuyer in California? This program can help you buy sooner.

✔️ Up to 20% toward your down payment or closing costs
✔️ 30-year fixed-rate mortgage
✔️ No monthly payments on the assistance

🔁 How the 20% works (simple):
• The state helps with 20% of the purchase price
• When you sell or refinance, you pay back:
 – The 20% they gave you
 – Plus 20% of the home’s value increase

👉 Example:
Bought at $500,000
State helped with $100,000 (20%)
Later sell at $600,000
Increase = $100,000
You share 20% of that increase = $20,000
You pay back 100k+20k= $120,000
The rest is yours!

This helps buyers get in now instead of waiting years to save a big down payment.
