After more than a year, this probate sale is finally closed 🎉 This one was definitely a little extra 🌶️

🏠 A seller living in Florida who spoke little English, had never lived in the property, and initially refused to sign anything electronically so a Denny’s became the signing station for weeks.
👩‍⚖️ Connecting seller with a fantastic probate attorney here in San Diego while also closely working with her trust attorney in Florida
🐜 A termite-riddled house, an unresponsive HOA, and repairs galore
💵 3 escrows, multiple price negotiations to stay current with market, fending off bait-and-switch investor offers, and agent calls that felt endless so we could find buyers serious enough to take it on
🐞 And a forgotten vintage red Beetle in the garage that had to be safely moved to FL

With limited disclosures and so many unknowns, we had surprises pop up at every turn. In the end, we did get Adriana the price that made her happy and that’s what matters most (besides my mental health).

Also, just have to say I have the BEST support team.
