Something I hear a lot from people moving to Encinitas — especially from Chicago, Boston, or the Bay Area — is that they spent months looking at listings online before they realized they didn't actually know the neighborhood well enough to act when the right place came up.

By the time a well-priced walkable condo west of the 5 hits the market, the people who know Encinitas real estate win. The ones still learning the map lose.

Five things I'd tell anyone thinking about moving to Del Mar before they start their search.

First — the price-per-square-foot on Del Mar condos and townhomes is high, but here's the thing most people miss: what you're buying isn't square footage. It's the ability to walk to the shore from 15th Street in under five minutes, have dinner at Jake's or a casual taco at En Fuego's, and genuinely not need a plan for the weekend. That's a different math.

Second — west of the I-5 matters more here than almost anywhere in North County. A half-mile east feels like a different zip code. If walkability and ocean air are the goal, the location within Del Mar real estate is everything.

Third — single-level homes and low-maintenance condos in Del Mar don't stay on the market long. Buyers who are ready to move fast — pre-approved, clear on what they want — are the ones who get in.

Fourth — Del Mar has no city property tax (it's a small city with a remarkably lean municipal structure). Worth knowing before you budget.

Fifth — the lifestyle shift is real. My partner and I regularly hear from clients who say the first month here felt like a permanent vacation. Then it just felt like home.

Something I've been thinking about a lot lately — and I figure some of you might recognize it.

After more than 20 years working with buyers and sellers North County Coastal San Diego, I've noticed a pattern that I think deserves more honesty than it usually gets.

The people who are genuinely ready to move — to trade a big, high-maintenance home for something smaller, walkable, closer to the water — they almost never lead with 'I'm ready.' They lead with hesitation. With a very quiet, almost apologetic question: 'How do I know when it's actually time?'

And I've come to believe that question is the signal. The people who aren't ready yet don't even get that far in the conversation. They're still avoiding the whole thing.

I took a walk near the Solana Beach Coaster station last week — down South Sierra toward the bluff — and I was reminded why I love this stretch of coast so much. It's not dramatic. It's just good. Walkable. Quiet in the right ways. The kind of place where you could genuinely exhale after decades of building and acquiring and maintaining.

But getting there — emotionally, not just logistically — takes a real conversation first. One that isn't about listings or square footage. One that's about what the next chapter is actually supposed to feel like.

I've been selling real estate on the North County coast for over 20 years — and there are five things I wish more people knew before they started their search here.

The one I mention most: west of the I-5 isn't just a geography preference. It's a daily quality-of-life difference. When you can walk to the beach from your front door, or ride your bike down to Coast Highway 101 for breakfast without touching your car, the whole rhythm of your day changes. People don't always believe me until they experience it — and then they don't want to go back.

The other thing I see a lot: people underestimate how quickly the right property moves. The homes and condos that check the real boxes for this stage of life — single-level, low-maintenance, walkable, west of the freeway — they don't sit. My partner and I watch this market daily for exactly that reason.

Del Mar, Solana Beach, Cardiff, Encinitas, Leucadia, Carlsbad — each town has its own personality, its own price range, its own tradeoffs. There's no one-size answer. But there is usually a clear right fit once we actually talk through what matters to you.

I was at San Elijo Lagoon this morning before most people had poured their first cup of coffee.

Trail off Birmingham Drive in Cardiff, just after 7am. I stopped at VG Donut on the way — and walked out to the footbridge where you can see the lagoon open up in both directions. The water was flat, the egrets were doing their thing, and for about 45 minutes the only sound was birds and the distant hum of the 5.

I've been working in Cardiff and this whole stretch of North County coast for over 30 years. I've helped a lot of people just like you find homes here. And I still come out to that lagoon on mornings not because I'm scouting anything — just because it's one of the best ways I know to start a day.

Cardiff has that effect. It's not a flashy place. It doesn't try to be. But the people who end up here — whether they grew up in the neighborhood or moved from Chicago or Boston looking for something quieter and closer to the water — they tend to stay. And they tend to be really happy they did.

Something I've noticed after three decades of working Encinitas real estate — the buyers who find the right place aren't necessarily the fastest or the most aggressive. They're the most prepared.

They know that 'west of the 5' isn't one monolithic thing. They know the difference between a Leucadia side street and a spot two blocks from the Neptune Avenue blufftops. They've thought about what lock-and-leave actually means for their life — the travel they want to do, the maintenance they're done with, the freedom they're buying into.

A lot of the people I talk to right now are coming from somewhere colder and bigger — Chicago, Boston, the Bay Area — and they've been circling this decision for a year or two. They're not impulsive. They just reach a point where the clarity arrives and they're ready to move with intention.

I was on Cedros Avenue in Solana Beach early one morning — and I kept thinking about a conversation I had recently with a couple from outside Chicago.

They'd been in their big suburban house for 22 years. Great house. Just... a lot of house. Stairs. A yard that needed constant attention. Winters that wore them down. And a growing sense that they were spending more time maintaining a life than actually living it.

They'd visited Solana Beach twice on vacation. Walked Cedros Avenue. Had breakfast at Pannikin's in Leucadia. Watched the Coaster roll in. Went down to Fletcher Cove to watch the sun hit the water.

They told me: "We don't want a vacation home. We want THIS to be our regular Tuesday."

I want to share something I hear almost every week from people calling about North County Coastal.

They're usually somewhere between 55 and 68. They've got a great house — four bedrooms, big yard, maybe a place they've been in for 20 years. And they tell me the same thing: 'We love the house, but it's managing us now.'

The stairs. The maintenance costs. The weekends that disappear into projects. The winter heating bill. The feeling that they're anchored to something they've outgrown.

What they're looking for isn't just a smaller place. It's a different kind of life. Lock the door on a Friday, fly to see the grandkids in Denver, come back Sunday and walk down to the beach on Monday morning. Coffee at VG Donut in Cardiff. Sunset at Swami's. None of the overhead.
