What's your non-negotiable?

We're heading into prime open-house weekend, and fun fact: May is historically the highest-premium month for home sellers, with homes selling for around 13% above market value on average.

So I'm curious. When you walk into a house, what's the ONE thing you absolutely have to have?

When I'm helping clients, the top answers usually fall into these buckets:

Natural light (almost always #1)
A real kitchen, not a galley, not a closet
Outdoor space, even just a small patio
Storage you don't have to apologize for
A primary bath that doesn't feel like a bus station

AI is changing real estate. Your agent should still be human.

Some 2026 numbers that genuinely surprised me:
- 87% of brokerages and agents are now using AI tools daily
- 97% of brokerage leaders say their teams use AI in some form
- AI-enhanced CRMs are projected to reach 89% of top-performing agents this year

That's not a trend anymore. That's the baseline.

Here's where I land on it: the agents winning right now aren't the ones automating themselves out of relationships.

They're the ones using AI to handle the admin: listing descriptions, scheduling, market analysis, lead follow-up so they have more time for the things AI genuinely can't do.

Reading a room during a tough negotiation. Catching the hesitation in a first-time buyer's voice. Knowing a school district isn't right for your kid even when it scores well on paper. Showing up at closing with a hug when the keys change hands.
Tech makes the job faster. Trust still makes the deal.

You can change a rate later. You can't get back the years you spent waiting on the sidelines.

That idea has been rattling around in my head for weeks. Because here's what I see all the time. People waiting for rates to hit some magic number. Waiting for prices to crash. Waiting for the perfect moment where every variable lines up at the same time.
But real estate has never really been about timing the market. It's about time IN the market.

Every year you own, you build equity. You lock in a payment instead of watching rent climb. You're 365 days closer to paid off. You're stacking the kind of slow, boring, unglamorous wealth that turns into generational money.

The buyer who closed in 2019 at 4% and the buyer who closed in 2024 at 7% are both TODAY sitting on years of appreciation that renters watched from the bleachers.

The right time isn't on a rate sheet. It's in your life.
