Michael Barnacle relocated to San Francisco from Boston in 2012. Prior to relocating, he enjoyed a successful career with brokerages in Boston and Rhode Island dating back to 1989. Immediately upon moving to the city, Michael joined Zephyr Real Estate’s Pacific Heights office, which became Corcoran Global Living in 2020. The infamous “toilet graveyard” in San Francisco might be getting a little bigger. 🚽

With updated water conservation standards now in effect, both residential and commercial properties are required to meet the new 1.28 gallons-per-flush requirement. For homeowners, compliance is required at the point of sale, while commercial properties must comply during renovations.

The good news? Rebates are available, and these updates continue supporting San Francisco’s long-term sustainability efforts while modernizing older properties across the city.

The Decorator Showcase with the SF Women’s Council of Realtors was an absolute blast. ✨ We had the opportunity to tour the stunning Queen Anne-style Victorian residence at 2315 Broadway in Pacific Heights, a nearly 10,000-square-foot historic home originally designed by architect Moses J. Lyon in 1897 and the setting for this year’s iconic San Francisco Decorator Showcase. Beyond the incredible design inspiration, what makes this event even more special is its impact. Since 1977, the Showcase has raised more than $21 million for the University High School Financial Aid Program, helping support a more diverse and thriving student community. In 2026 alone, UHS will provide $5.4 million in grants to 21% of students, covering an average of 73% of tuition.
