Well, this was one for the books! This one took a minute to sell and had a lot of hoops to jump through along the way!

Sometimes it takes a seasoned professional to get a transaction across the finish line. I was happy to work with to get the job done and get her buyers home for the holidays.

A big Thank You to my sellers who were rock stars through it all! Let’s just say the road to sell their home was long and windy but they remained stalwart and determined and were lovely to work with.

HGTV glorified this trend and now it’s dying. In the mid-2010s, buyers loved fixer-uppers for affordability & equity growth. But today, buyers want convenience, less upfront costs, and immediate livability. 

What Does This Mean for Sellers?
If you’re selling, consider:
✅ Minor upgrades to attract buyers
✅ Marketing your home as move-in ready
✅ Highlighting any recent renovations

In San Francisco buyers like to put their stamp on things but prefer to avoid the arduous permit process + cost of goods going up = move in ready is a must have.

I recently had the privilege of selling my clients’ home to their neighbor. Every once in a while a neighbor expresses interest in buying someone’s home. Truthfully, these deals don’t often come together and die on the vine. In this case, the neighbor was qualified to buy and that turned my former buyers into sellers!

When faced with this scenario a seller can choose to quietly sell or go ahead and “go on the market” and see if any other buyers might want to buy.

Let me know if you are ever faced with this possibility and would like to investigate further.

A transaction such as this still requires that every step of a sale ensues. It’s not a simple handshake deal, it’s a full sale. The mandatory paperwork and required certificates (think energy & water) are still needed as well as optional aspects of a real estate transaction such as contingencies. It’s a lot.

It doesn’t hurt that these clients of mine also happen to be super chill and easy to work with from beginning to end!

In fact, my escrow officer .gal.mia also remarked on how easy and cool 😎 they were to work with! A++

Seller Expectations in San Francisco - what’s going on?

While offer dates and massive over bids are still happening in San Francisco (especially in single family homes) I do think that potential sellers have accepted that the current climate we are in will most likely not change on a dime.

That said, SF likes to be unique so I am keeping a close eye on the pulse of the market. This sentiment was echoed in my office meeting this morning so I’m surrounded by professionals who are paying close attention.

I thought this was interesting…proximity to friends and family really matters! I think even more so since the pandemic.

And moving to get closer to current job is only #9, accounting for only 3% of moves.

That tracks. In SF I don’t think there has been a huge push to get back to the office, I think there are a lot of remote work options.

Living your best life may mean moving to be closer to friends and family.

This does not surprise me, homeowners are staying put. Partly due to the lock-in of lower rates they most likely have but also because of lifestyle. 🏠👨‍👩‍👧‍👦

In the somewhat recent past I believe retirement meant downsizing and moving into smaller living quarters. I think post-pandemic homeowners are keeping the bigger home for the extra rooms (for Zoom calls, yoga room or bedroom for boomerang kids) and for the outdoor space of a yard that they can’t see giving up. 🧘🌳
