Cities and states have tried to ease housing affordability, but the gap keeps widening. Buyers now need nearly $120,000 to afford a median-priced home, far above the $84,000 median household income, with even higher hurdles in costly states.

Places like Massachusetts (220,000 homes by 2035) and California (2.5 million by 2033) have pushed upzoning, ADUs, infill, and transit-oriented development, yet large-scale solutions remain elusive.

As traditional fixes fall short, some policymakers are floating a more radical idea: if cities cannot build fast enough, it may be time to build entirely new communities.

With mortgage rates near 6% and home prices softening, 2026 could be a strong year to buy a short-term rental, particularly for investors open to destinations beyond the usual beach and ski hot spots.

The short-term rental premium hit $989 in early 2026, the highest since 2022, as revenues improved, according to AirDNA. The top 10 investment metros are mostly small, affordable markets, with an average home price of $296,000, more than $100,000 below the national median list price.

These markets average $40,000+ in annual revenue potential and a 13.7% yield, highlighting growing opportunities beyond major resort destinations.
