What the numbers are telling us: 97 new escrows this week vs. 62 the week prior, that's a 57% jump in activity. With a 36% absorption rate, we're firmly in seller's market territory, and the luxury segment ($5M+) is no exception.

The median hit $2.15M in March, up from $1.65M earlier this year. That’s a real jump.

What’s driving it:
• Inventory is still tight
• Serious buyers are back, and they’re well capitalized
• The best homes are getting multiple offers and trading well above asking


What I’m seeing on the ground:
