Hi Friends,
It's been a full season around here — full of family, full of projects, and (as always) full of interesting stories from the real estate world. Grab a coffee and settle in, because I've got a little bit of everything for you this month.
🌻 Drapes, Flowers,
and a Lot of Love
I'll be honest — between helping care for my mom, my in-laws, and my best friend as he settled into his new "forever home" at the Masonic Homes in Union City, plus helping my youngest son get resettled into his Exercise Physiology program at Chico State, this has been a season of showing up for the people I love.
And in the small pockets of time I've had for myself, I've been slowly working on hanging drapes in the "new" home we moved into last October, and decorating a bedroom around a flowers-and-sunhats theme that's been such a fun creative outlet. I've been making 3D picture hangers using faux flowers and photos I've taken of real ones, and hunting down sunhats at our local swap meet to grow my collection (I found the coolest macramé hat hanger to display them on!). Now I'm just waiting on a floral comforter and matching shams to arrive so the whole look finally comes together.
🏡 A Week-One Sale
in a Slow Market
I recently had the pleasure of helping a friend and former colleague sell his home in Aurora, Colorado. The Aurora market has been sluggish, to put it mildly — but my team helped him get organized, get the home in great shape, and price it strategically. The result? It sold within the first week of listing.
He and his wife were thrilled and grateful, and they're now settled into the next chapter of their lives in Houston, closer to family. Getting to be part of that transition — helping someone move confidently into what's next — is exactly why I love this work.
On the flip side, I'm currently helping a client navigate the sale of an inherited home that needs a lot of TLC, and has it’s own unique puzzle — from pricing given local market conditions, to navigating homeowner rules and regulations. We've built a solid pricing and marketing strategy together, and we're excited to get it listed soon.
📣 A Shoutout to
My Middle Son
I have to shoutout my middle son who is out here leveling up his AI skills, learning to use Claude to help small business owners with sales and marketing — think CRM systems, lead gen campaigns, client presentations, and social media content, among other things.
He developed a real passion for consumer product marketing during his senior project at San José State University, where he simulated an entire international go-to-market strategy — starting with a $2.5M budget and turning it into a record-breaking $52M profit (a 1980% ROI!), landing him in the all-time top 1% for the program. He's now chasing his dream of landing a marketing role at a consumer products company, and I am absolutely leading his cheer squad. So proud of him.
📊 What's Happening
in the Market
A few things are shaping the market right now that are worth knowing about, whether you're buying, selling, or just watching from the sidelines:
Prices are softening. Both the Bay Area (e.g. Pleasanton) and the Sacramento Metro region are seeing values come down. One example: a 4-bedroom, 2.5-bath home in Pleasanton's Birdland neighborhood has dropped about 15% in value over the last two years.
Inventory is tight, but homes are sitting longer. There are relatively few homes on the market, yet many of those listings are staying active longer and leaning on price reductions to attract buyers (a tactic I'm personally not a fan of).
Mortgage rates are adding pressure. Rates have continued to climb, and buyers have largely been sitting on the sidelines, waiting for the rate relief that economic forecasts predicted for Q2–Q3 2026 — relief that just hasn't materialized. Between softening prices, longer days on market, and rising rates, both buyers and sellers are feeling the squeeze, and sellers in particular are wrestling with the "if and when" question.
Here's how I'm helping clients through it: I bring sellers' goals together with real buyer and seller market data so they can price strategically from day one of listing. And having bought my own primary residence just 10 months ago, I understand these pressures firsthand — which helps me structure smarter, more strategic deals for both buyers and sellers.
