I would like to share my first buyer client story after getting licensed!

They were referred to me by another agent at our brokerage, and pre-approved with a VA loan. They had been looking for property a couple months at this time before we met, and keep in mind that this was at the peak of a seller's market. VA loans SADLY can be hard to get accepted due to the intense inspection process. After putting in two offers without hearing a word from either sellers on the offers, frustration was kicking in. I had a conversation with them about their desired outcome and what they truly wanted. Did they (really) truly want to buy a home right now? (I'm not an agent in the 'I'm going to convince you' business) After our talk, it was clear this is what they wanted. So I suggested they talk to one of our loan partners about a conventional loan, which they did.

After they took that leap, I made it my personal mission to find the right house under the right terms for my buyers. I called every agent in the price range and area they had been looking at, and asked each one what a good offer would look like to the seller.

Long story short, PROACTIVE work wins! My buyers RECEIVED a check for $70 at the closing of their first home!
