Rents are getting cheaper in SW Florida. The Fort Myers/Cape Coral area has seen the second-largest drop nationwide in rent prices since August of 2022, according to Apartment List. In that time, the average rent price is down more than 19 percent. Only Austin, Texas has seen a bigger decrease.

The Senate just passed the largest housing bill in over 30 years.

89 to 10. Bipartisan. And the headline provision is a big one.
If you're an institutional investor that owns 350 or more single-family homes, you can no longer buy more. Period. The bill also codifies the executive order Trump signed in January and called for during the State of the Union.
There are exceptions. Investors can still buy homes that need serious renovation and they can still build new homes for rent. But even build-to-rent properties have to be sold after seven years, and the current tenant gets first right of refusal.
Beyond the investor ban, the bill is massive. Streamlined regulations to make building easier. Expanded grants for affordable housing. More flexibility for Section 8 funding. Emergency shelter resources. All aimed at one core problem: we don't have enough housing and it costs too much.
To put it in perspective, the average first-time homebuyer in America is now 40 years old. Over 80% of Americans say buying a home is harder now than it was for previous generations.
The House passed its own version last month 390 to 9. But the two bills don't match, and House leaders are already signaling this needs to be negotiated. The 7-year sell requirement on build-to-rent is the biggest sticking point. 79 industry groups are pushing back on it.
It's not law yet. But the fact that it passed 89-10 in the Senate tells you where the momentum is. This one is worth watching.
