Most sellers think they need to update everything before putting their home on the market.

New floors. Fresh paint everywhere. Full remodel.

That’s not what stops a sale.

What actually matters is whether the home passes financing and safety standards.

If your buyer is using a loan (especially FHA or VA), there are specific things that can delay or completely block your deal:

A leaking roof
Exposed wiring
Broken HVAC
Safety hazards inside or outside the home

Appraisers will also call out things most sellers don’t expect…

Missing handrails
Peeling paint (especially on older homes)
Plumbing or electrical issues
Water heaters that aren’t double strapped
Missing smoke and carbon monoxide detectors

None of those are upgrades. But they can stop the sale cold.

Cosmetic updates are optional.

Safety and liability or not.

One of the hardest parts of selling your house is letting strangers walk through a place that holds so many of your memories.

So I completely understand why sellers get curious about what buyers are saying during showings.

But watching your Ring doorbell footage usually creates way more stress than it’s worth.

Buyers tend to say every thought out loud while they’re walking through a home, even small things they might not actually care about later.
