What buyers 🤔 THINK 🤔

·📌 “Should I just wait until mortgage rates drop before buying?”
Silly because: When rates drop, demand spikes, bidding wars erupt, and home prices often rise so you could end up paying more overall than if you’d bought at a higher rate and refinanced later.
· 📌“Should I skip hiring a real estate agent to save money?”
Silly because: The seller typically pays both agents’ commissions.( if negotiated at the beginning) Without an agent, you lose negotiation expertise, legal protection, and access to many listings plus you’re more likely to make expensive mistakes.
·📌 “Should I lowball every home just to see what sticks?”
Silly because: In most markets, a ridiculous lowball gets you ignored or blacklisted by the seller’s agent. You might miss out on a reasonably priced home, and sellers will take you less seriously if you come back with a real offer later.
·📌 “Should I look at homes way out of my price range for ‘inspiration’?”
Silly because: You’ll only feel disappointed with what you can actually afford. Plus, agents may hesitate to work with you if you waste everyone’s time touring homes you were never able to buy in the first place.
· 📌“Should I waive the home inspection to make my offer look stronger?”
Silly because: You could end up with thousands in hidden repairs (foundation issues, bad wiring, old roof). Waiving inspection is gambling your future financial health—unless you have cash to burn and a contractor on speed dial.

Here are 5 silly questions buyers and sellers say: And my response 🙄🤔

1. “Should I list my house ‘as-is’ to save money on repairs?”
📌Sure, if you enjoy watching your price drop faster than a hot potato. Buyers will assume the worst, lowball you, and still ask for credits after the inspection.
2. “Can I skip the title search to close faster?”
📌Absolutely if you’re okay with discovering later that your new garage is actually your neighbor’s property, or that Great Aunt Edna still owns half the house.
3. “Should I make my offer contingent on selling my current home first… with no backup plan?”
📌Why not? Sellers love waiting 6 months while you figure things out. (Spoiler: they’ll pick a cash offer every time.)
4. “Do I really need to clean the house for showings? People can ‘see past’ clutter, right?”
📌Right. And buyers also “see past” the mystery smell in the basement and the 3-day-old pizza on the counter. Nothing says “value” like a dirty sock on the stair rail.
5. “If I just leave my dog loose during the open house, will buyers feel ‘welcomed’?”
📌Definitely especially if Fido is a 90-pound drool machine who thinks every stranger’s leg is a fire hydrant. Bonus points if he barks nonstop while they try to imagine living there.
