Mortgage rates are not directly controlled by the Federal Reserve.

Most people think they are.

And that misunderstanding is driving a lot of unnecessary fear and confusion in today’s market.

One of the biggest misconceptions I hear from buyers and sellers is that whenever the Fed cuts rates, mortgage rates automatically drop too. But mortgage rates actually move more closely with the bond market, inflation expectations, and the overall economy.

That’s why you’ll sometimes see headlines about a Fed rate cut while mortgage rates barely move or even increase.

The market is nuanced right now, and understanding what’s actually driving it helps people make informed decisions instead of emotional ones. That matters whether you’re buying, selling, investing, or simply trying to time the market.
