It takes a level of trust to be able to commit fully to a local agent while purchasing a property from Seattle Washington.
My buyers from Seattle leaned in on me to conduct virtual showings of properties they were finding interest in, submitting site unseen offers to the listing agent, being present for inspection, conducting the final walk-through, and providing access to the property post closing.
Interesting transaction details:
At the beginning of the inspection with Hope Home Inspections, the inspector found a bee nest located within the roof’s overhang. I immediately did a quick Google search and located a bee removal specialist and gave his information to the HOA. Within two days, he had come out and completely removed the bees and honeycomb and provided images for documentation which I shared with my buyers.
Buyers and sellers chose to close 2 weeks from acceptance of offer. This means that the title search was ordered with a rush attached and Sarasota County was not accepting rush orders (something I’ve never experienced). With great collaboration, the listing agent was able to gather proof of utilities paid to add to my buyers confidence to move forward. Eight days after closing, title company (Berlin patten and Ebling) confirmed that the title search was clean. No open permits and no money owed from the sellers.
The negotiation:
This Home had been listed for only a few weeks yet had a recent $30,000 price reduction. Asking price was $300,000. My buyer submitted an offer of $270,000 asking for 3% buyer agent commission paid for by seller, cash purchase closing in two weeks with a contingency of a seven day inspection period.
Seller countered at $285,000 and paying 2.5% buyer agent commission.
One sleep later, seller was motivated to take the $270,000 offer.
