So happy for my friend who’s been waiting a long time for her California home to go under contract so that she can secure a Sarasota property and truly adapt the Florida lifestyle.

I met Kathy at an open house moments after she arrived from Palm , California. She walked into my open house and I just really liked her energy. So the next day I invited her to have breakfast with me and we’ve been friends ever since. Touring homes together was so much fun. Now we enter the next phase of being under contract.

It takes a level of trust to be able to commit fully to a local agent while purchasing a property from Seattle Washington.

My buyers from Seattle leaned in on me to conduct virtual showings of properties they were finding interest in, submitting site unseen offers to the listing agent, being present for inspection, conducting the final walk-through, and providing access to the property post closing.

Interesting transaction details:

At the beginning of the inspection with Hope Home Inspections, the inspector found a bee nest located within the roof’s overhang. I immediately did a quick Google search and located a bee removal specialist and gave his information to the HOA. Within two days, he had come out and completely removed the bees and honeycomb and provided images for documentation which I shared with my buyers.

Buyers and sellers chose to close 2 weeks from acceptance of offer. This means that the title search was ordered with a rush attached and Sarasota County was not accepting rush orders (something I’ve never experienced). With great collaboration, the listing agent was able to gather proof of utilities paid to add to my buyers confidence to move forward. Eight days after closing, title company (Berlin patten and Ebling) confirmed that the title search was clean. No open permits and no money owed from the sellers.

The negotiation:

This Home had been listed for only a few weeks yet had a recent $30,000 price reduction. Asking price was $300,000. My buyer submitted an offer of $270,000 asking for 3% buyer agent commission paid for by seller, cash purchase closing in two weeks with a contingency of a seven day inspection period.

Seller countered at $285,000 and paying 2.5% buyer agent commission.

One sleep later, seller was motivated to take the $270,000 offer.

Congratulations to my buyer on a fantastic job securing one of the most beautiful waterfront villas I’ve seen in a while, perfect for my client. And the best part - it comes furnished! After great negotiations, we are clearing the path to the closing table.

When inventory is low, strategy matters even more.
This was the only waterfront villa for sale in Twin Shores on Longboat Key. Naturally, interest came in fast and strong.
But even with a highly desirable property, this transaction was far from simple.
The home had been fully remodeled after the 2024 flood, with one final item outstanding: the front door. Despite being ordered months prior, multiple failed installation attempts left us facing an open permit and a fast-approaching closing deadline.
To add pressure, concerns were raised on the other side regarding the insurance funds tied to that repair.
So we pivoted.
The sellers canceled the order, the permit was closed, and we negotiated a concession to satisfy the buyer while keeping the timeline intact. It wasn’t without tension, but it was the right solution to keep the deal moving forward.
And that’s the difference.
Even when you have a “hot” property, deals don’t close themselves. You need someone who can problem-solve in real time, protect your position, and navigate the unexpected without letting it derail the transaction.
We got it closed on time, at a strong price, and with my clients protected every step of the way.
