The agent you hire will have access to more information about your finances than almost anyone else in your life. Yet most people spend less time vetting them than they do choosing a contractor.
A five-star review doesn't tell you whether an agent actually closed a home in your specific neighborhood this year. Years in the business doesn't tell you whether they'll respond to your texts within the hour, or the week.
Before you sign anything, ask how many homes they've actually closed in the last twelve months, and how many were in your area and price range. Ask what kind of response time you can realistically expect once you're mid-transaction. And before you sign a representation agreement, ask them to walk you through it line by line: compensation, length, and how termination works included.
In Southwest Florida, add flood zones, HOA and CDD details, and condo reserves to that list.
The right agent won't flinch at any of it. It's worth interviewing more than one before you decide, and worth saving this for the next time you, or someone you know, is getting ready to make that call.
