The much-needed summer rain has finally started to fall, and while the weather is changing, our local housing market remains relatively steady.
🏡 JULY MARKET SNAPSHOT
We saw slightly fewer homes sell in July, while the average sales price for both single-family homes and condos increased slightly across Sarasota and Manatee counties.
And perhaps one of the most important numbers right now:
5 months of inventory in both Sarasota County and Manatee County.
That puts us in a balanced real estate market — even if the market doesn’t always feel that way.
Is it a good time to buy?
As always, the right time to buy is when you are financially and personally ready.
Yes, mortgage rates are still hovering around 6.5%, but buyers currently have something incredibly valuable: options.
There is inventory to choose from, and buyers may have more negotiating power than they did in a highly competitive market.
If you’re planning to finance, don’t let the headline interest rate be the only number you look at. Your purchase price, monthly payment, seller concessions, rate options, and long-term plans all matter.
Is it a good time to sell?
That answer depends on your situation — when you purchased, your equity, the condition of your home, your timeline, and whether you need to sell or simply want to.
But one thing is clear: in today’s market, presentation matters.
With buyers having more choices — including a significant amount of new construction throughout Sarasota and Manatee County — a home needs to stand out for all the right reasons.
