Busy weekend in real estate (even though I was out of the country)... finally getting around to posting some big wins for my clients!
1. My listing at SaraBay Country Club went under contract with a strong offer and a 2.5 week closing.
2. My buyers and I negotiated a heck of a deal on a QMI at Seaflower... with the builder covering $20k (nearly all) of the closing costs!

Very exciting times for my NJ buyers! They have been actively watching the SWFL market and trying to figure out the best course of action (with regards to a second home purchase) for the past 5 years or so. After speaking with half a dozen agents over the years, and a recent poor experience with a local builder rep, they found me online and we quickly determined an action plan and I sent them the perfect newly listed property. Stars aligned and we beat out 2-3 other offers, and here we are! In about a month they will be the proud new owners of this 2 year old home just 20 minutes from the beach.

This one feels good... It is always a pleasure to serve referral clients, but it is especially nice (and fun) to help such friendly folks! After a couple different visits from MA and touring a number of the local newer communities, we found the perfect second home; a brand new, corner lot villa built by Neal Communities. While the property was listed at $450k, we were able to negotiate down to $380k and have ALL closing costs covered, as well as a rate buy down under 6%, which for a second home is very good.

I sell a lot of new construction but I will say that did an amazing job... from salesperson to lender to construction manager to closing... very impressive. Thank you.

Most importantly, my clients are super happy and ready to enjoy Florida winters πŸŒ΄πŸŽ‰.

1.5 DAYS.

That is all this deal took from contract to close. Definitely the fastest real estate transaction of my career. The price and photos in this post probably look familiar because I just posted the exact same thing 1 week prior... There was a cancelation in the same (new construction) building where we just closed and my investor buddy jumped on it; signed documents Wednesday night and closed on Friday morning. Due to the Builder's quarter end and a lightning fast close, we were able to beat the sh*t out of them on price. And we have a renter in place so just 5 days after closing it is already cash flowing.

If you position yourself right, have an agent with a pulse on things and the right connections, anything can happen.

Most of all, I am very excited for my client, who continues to make great, strategic decisions growing his real estate portfolio.

I love taking care of my referral clients! I helped a couple lovely snowbirds from MA buy an amazing house in Osprey in 2024. They of course LOVE IT. And since then, their best friends have come down to visit a few times, and finally decided it was time to buy something for themselves. Best results possible for them... we were able to beat up the builder quite a bit during negotiations... $60k off list price, ALL closing costs covered, and a 4 point rate buy down on their dime as well! Buying a second home in FL is much easier than you may think... with the right Realtor, of course πŸ˜ƒ.

Very happy to report that my repeat client and friend has bought another investment property in Lakewood Ranch! This is part of a larger tax strategy that is saving him something in the neighborhood of $50-60k a year (that he doesn't have to give to uncle Sam)!

We were able to get one of the last units in Azario before they are closed out and negotiated a heck of a deal, especially considering the brand new Publix and elementary school that are going in just a few blocks away. This is going to be a successful rental for years to come.
