Closed out July with a 💥! My 4th sale this month was anything but a slam dunk. But oftentimes those are the most satisfying!

I helped some clients buy an investment property maybe 3-4 years ago down in Englewood, FL and we must have had a good experience with that deal, because they reached back out to me in May of this year asking if I would represent them for while they make move to FL looking for a primary residence. We toured maybe 20-25 waterfront homes in the $1m-$2m range. After narrowing down the list and a couple of offers, we found a winner (and one that accepted our offer + contingencies). See, my clients had to sell their primary residence in Wisconsin to be able to buy this one. So we put this one under contract with a 60 day close, they listed their home up North, and then we moved the puzzle pieces. They accepted an offer on their house about 3 weeks after listing it with a 30 day close. Things were lined up perfectly. But the buyers of their house also had a house to sell, and my clients still had to get their loan approved for the FL purchase. (Is your head spinning yet?)

The pending deal on their WI home almost fell apart due to a roof "issue" but eventually my client played hardball and got the buyers to back down. So, by the grace of God and a lot of hard work by many people, 3 houses sold in consecutive days, 2 in WI and one in FL.

And Voila! My clients moved their 3 kids down to FL and moved into their new waterfront paradise. I am so thankful for repeat business, but I don't think it comes by luck, you have to earn it. Today marks the end of a 7+ month journey, and also makes my happy clients one of the first 125 homeowners to close in the community! For me, its the second closing in Seaflower in as many months, and I would like to point out that Dannette and the team at were amazing to work with throughout this new build process.

My clients had been frequenting Anna Maria Island Beaches for years, so once they got wind that Seaflower was breaking ground they immediately reached out to me... and the rest is history, as they say. Now they can get to their favorite white sandy beaches in 10-15 minutes, instead of the 1-1.5 hours previously.

If you or anyone you know loves the SWFL beaches, and you're considering a move into a brand new home, then you should give Seaflower a real hard look. I am a huge fan of this community and by working closely with the builders (and developer) I've been able to provide excellent service to my happy clients who purchase homes here. My clients have decided to move out of heavily taxed California and into the sunshine state. They are going to build an amazing new Rubytail model with David Weekley Homes at my favorite community, 🌸Seaflower 🌸. Can't wait to welcome them to SWFL in 9-10 months when their home will be completed! Shout out to Skye Leber for her help on this one, and to the ladies at the DWH sales office! 🎉🙏

Another successful new construction closing at my favorite community, Seaflower! Extremely happy for my clients, a young couple who work remotely that wanted to move closer to the beach, and what a better place to call home!? Gotta love a smooth transaction once in a while. Very happy for my NJ buyers who looked for appx. 5 years before talking to me. We came up with an actionable plan and executed it within weeks, and now here they are, happy new SWFL homeowners! Congratulations!! 🎉🌴

Busy weekend in real estate (even though I was out of the country)... finally getting around to posting some big wins for my clients!
1. My listing at SaraBay Country Club went under contract with a strong offer and a 2.5 week closing.
2. My buyers and I negotiated a heck of a deal on a QMI at Seaflower... with the builder covering $20k (nearly all) of the closing costs!
