The biggest mistake people make when they start looking at homes?

Honestly… it usually starts before you ever step foot in one 🏡✨

You open Zillow “just to look,” find the one, and suddenly you’re mentally planning where the Christmas tree goes before you even know if the payment makes sense 😅

If that sounds a little too familiar, here are the 3 biggest mistakes I see people make at the beginning:

• Looking before talking to a lender 💸
This is how you end up emotionally attached before you even know what feels comfortable for your budget 🥹
The list price is only one piece of the puzzle—taxes, insurance, interest rate, and HOA can change that monthly number fast.

• Falling for the pretty stuff first ✨
It’s so easy to walk in and immediately think “OMG this kitchen” while completely missing the age of the roof or HVAC 😂
Paint colors and fixtures are easy weekend fixes. The expensive stuff is what you really want to pay attention to.

• Thinking the first house has to check every single box 📋
This is where you talk yourself out of really great homes because the guest bath isn’t your favorite shade of beige or it doesn’t have the exact light fixture you pictured 😭

305 Satinwood Rd in Guyton is officially CLOSED, and I couldn’t be happier for my sweet out-of-state client. Moves like this can feel overwhelming when you’re coordinating from afar, but we were able to get her into the right home at the right price and line everything up exactly how it needed to happen.

And the best part? Somewhere along the way, she stopped feeling like a client and started feeling like a friend… which, let’s be honest, is pretty much how this always goes 🤍

Feeling incredibly grateful today!

I had the honor of receiving both the Executive Club Award and the Rising Star Award from my brokerage for my first year in real estate. Achievements like this are only possible because of the amazing clients who trusted me to help them buy and sell their homes.

This one took almost a year. A year of showings, conversations, “maybe this is it,” and trusting that the right one would come along.

And it did. At exactly the right time.

There’s something really special about walking through a season like that with someone — watching the anticipation, the patience, the excitement — and then finally handing over keys.

Now they’re settled and comfy down in South Georgia, and somewhere along the way this became more than just a transaction.

That’s the part of this job I’ll never take for granted. 🤍

This one is extra special.

Getting to help one of my close friends and her husband buy their very first home?? Full circle moment. I am SO unbelievably proud of them.

This one took strategy. Patience. A few deep breaths. And some creative game-planning behind the scenes. Finding out the sellers needs and being able to structure our offer around that, paid off in the end and got them some amazing concessions! They trusted the process, trusted me (🥹), stayed steady, and we got it DONE.

I cannot wait to watch them make this house theirs — the projects, the memories, the holidays, the little feet running down the hallway
