New Jersey Says It Needs 350,000 More Homes. What Could That Mean for You?
New Jersey’s Housing Governing Council estimates the state needs approximately 350,000 additional homes to keep pace with growth and address housing affordability. That does not mean 350,000 homes are about to be built. It represents the estimated housing need the state is trying to address.
The newly announced strategy includes increasing planned housing on state-owned land, speeding up permitting, supporting municipalities, encouraging development near transit and employment centers, redeveloping underused properties, preserving affordable housing and expanding opportunities for homeownership.
For buyers, the key word may be CHOICE.
More housing could eventually mean more options among locations, property types and price points. But more supply does not automatically mean lower prices. Mortgage rates, property taxes, construction costs, local demand and available land will continue to affect individual markets.
For homeowners and sellers, competition matters.
If new townhomes, condominiums, apartments or single-family homes are added to a community, sellers will need to understand what buyers can purchase elsewhere for the same money. Pricing, condition, presentation and marketing could become even more important.
For real estate professionals, this is one to watch closely.
This isn't only a housing-policy story. It could become an inventory, redevelopment, land-use and consumer-choice story. Which projects actually receive approval? Where will they be built? What types of homes will be produced? And how long will it take for proposed housing to become available inventory?
Those answers will ultimately matter more to local real estate markets than the headline number.
🏠 Thinking about buying or selling in New Jersey?
Statewide policy may influence the market, but your decision happens one community and one property at a time. Let's look at the inventory, recent sales, competition and market conditions where you are considering making a move.

Should You Sell This Fall or Wait Until Spring?

Spring may be the traditional real estate season, but waiting until spring is not automatically the best strategy for every homeowner.

If you are already thinking about selling, there is another side of the equation worth considering: What could you gain by entering the market before the spring rush?

πŸ‚ Why selling in Q4 may make sense:

βœ”οΈ Serious buyers are still shopping. Buyers willing to schedule showings during busy holidays and colder weather often have a real reason to move.

βœ”οΈ You may face less competition. Some homeowners automatically wait for spring, potentially leaving fewer comparable properties competing for buyer attention.

βœ”οΈ Your home can sell a lifestyle. Warm interiors, inviting gathering spaces, fireplaces, dining areas, and tasteful seasonal touches can help buyers imagine celebrating their own holidays and making memories there.

βœ”οΈ Waiting has a cost. Another several months can mean additional mortgage interest, property taxes, insurance, utilities, maintenance, repairs, and the lifestyle cost of postponing your next move.

🌷 But spring has advantages too.

Spring traditionally brings more buyers, longer daylight hours, attractive landscaping, and increased market activity. It may be the better choice for some properties and some homeowners.

There is a tradeoff: more buyers can also mean more sellers competing for those buyers.

So rather than automatically asking, β€œShould I wait until spring?” I believe homeowners should ask:

πŸ‘‰ What is happening in my neighborhood right now?
πŸ‘‰ How much competition would my home face today?
πŸ‘‰ What will it cost me to carry the property until spring?
πŸ‘‰ What preparation does my home need?
πŸ‘‰ Where am I going after I sell?
πŸ‘‰ Most importantly, what lifestyle do I want next?

Your home should not be sold according to a page on the calendar. Your timing should reflect your property, your local market, your finances, and your goals.

πŸ“ž Thinking about selling before the end of the year?

Let’s compare selling now versus waiting until spring and develop a strategy around your circumstances. If waiting makes sense, we can prepare for it. If selling now presents an opportunity, we can position your home to compete for the serious buyers already in the market.

No predetermined answer. No pressure. Just a clearer picture of your options.

Is Staying in Your Home Costing More Than Moving?

We spend a lot of time talking about the cost of moving. But if you have owned your home for many years, there is another question worth asking:

What is it costing you to stay?

The home that was perfect 10, 20, or 30 years ago may not fit your life today.

Maybe the children are grown. The yard feels more like work than enjoyment. You are heating and cooling rooms you rarely use. The roof, HVAC, windows, kitchen, bathrooms, or driveway may need attention. Or perhaps family, work, healthcare, shopping, recreation, and the places you enjoy are no longer as convenient as they once were.

πŸ’° The real cost of staying can include:

Property taxes, insurance, utilities, maintenance, landscaping, repairs, renovations, commuting costs and something we often forget to value: your time.

And then there is your equity.

If you have substantial equity in your home, ask yourself a different question:

What do I want that equity to accomplish for me?

Could it help you right-size, relocate, reduce maintenance, strengthen your financial reserves, move closer to family, or create another real estate or investment opportunity?

Of course, moving has costs too. And if you love your home, your expenses remain manageable, and the property still supports the lifestyle you want, staying may absolutely be the right decision.

This is not about convincing you to sell.

It is about comparing Stay vs. Move before assuming one choice is better.

🏠 Stay and improve?
πŸ”‘ Right-size?
πŸ“ Relocate?
πŸ’° Put your equity to work differently?
🌳 Stay exactly where you are?

The most important question may be:

Does your current home still support the life you want to live next?

As a Broker and Resimercialist, I can help you look at your home's potential market value, equity, current housing situation, lifestyle goals, and available real estate alternatives.

No predetermined answer. No pressure. Just a clearer picture of your choices.

πŸ“ž Let's have a Stay vs. Move conversation.

Where Main Street Meets Home: The Resimercialist

What makes a community truly thrive?

It is more than great homes. It is the connection between housing, local businesses, commercial development, jobs, transportation, services, and investment that creates places where people want to live, work, shop, and build their futures.

That connection is at the heart of what I do as a Resimercialist.

I work in both residential and commercial real estate, which gives me a broader perspective when helping clients identify opportunities.

Think about how naturally the two worlds connect.

🏑 New housing brings new residents and consumers.
πŸͺ Local businesses provide the services those residents need.
🏒 Commercial development creates workplaces and investment opportunities.
πŸ“ˆ Strong business districts can support surrounding residential neighborhoods.
🀝 Together, they help create stronger communities.

The connections also happen at the individual level. Today's homeowner may become tomorrow's investor. A business owner may need commercial space while also purchasing a home. A residential investor may eventually expand into multifamily or commercial real estate.

That is where the Resimercialist perspective becomes valuable.

Rather than viewing residential and commercial real estate as two separate worlds, I understand how people, property, business, investment, and community work together.

Whether you're thinking about buying or selling a home, investing in real estate, purchasing commercial property, leasing business space, or exploring your next opportunity, let's talk about the bigger picture.
