Phoenix closed 2025 strong with 3.3M SF of positive absorption in Q4 and nearly 16M SF for the year. Vacancy improved to 11% as deliveries slowed and demand held steady.

Bulk supply is still stabilizing, but mid-bay and infill flex space are tightening faster. Owner-users and smaller operators are driving momentum heading into 2026.
