This chart isn't meant to scare anyone—it's meant to start a conversation.

If you're struggling to make your mortgage payment, please don't wait until foreclosure is your only option.

Over the years, I've talked with homeowners who felt trapped because they thought there was no way out. The reality is that many people have more options than they realize. Sometimes it's a loan modification, sometimes it's a repayment plan, and sometimes it's selling the home before the situation gets worse.

What breaks my heart is when someone waits so long that they lose the ability to make the best decision for themselves and their family.

🏡 The market is sending mixed signals right now...

Last week, closings were up and inventory was shrinking.

This week, we saw fewer homes close, but more homes hit the market and the median sales price jumped nearly $10,000.

What does that mean?

Buyers have a few more options than they did a couple weeks ago, but prices are still proving to be surprisingly resilient.

The takeaway: the Phoenix market isn't crashing, and it isn't booming. It's finding its balance.

In my experience, markets like this reward people who have a plan more than people who try to time the market perfectly.

I was truly honored to help my client with this sale as she takes the next step in her journey.

This transaction was actually very smooth from a real estate perspective, but it was a great reminder that selling a home is about so much more than contracts, inspections, and paperwork. Even when everything is going well, the process can still feel overwhelming and emotional—especially when you're leaving behind a home filled with years of memories.

One of the most important parts of my job is making sure my clients feel supported, informed, and cared for every step of the way. Sometimes that means solving problems, and sometimes it simply means being there to answer questions, provide reassurance, and help ease the stress.

❤️ Foster Care Drive – A Cause Close to My Heart

Last week, Kade, Rhea, and I had the opportunity to tour Helen’s Hope Chest, and it was truly incredible to see firsthand the impact they make in the lives of children in foster care.

What stood out to me most is that this isn’t just a place where kids receive necessities—it’s designed to be a place they’re excited to visit. They get to shop for clothes, books, toys, hygiene items, and everyday essentials with their guardians and choose things they love to take home. It helps restore a sense of dignity, normalcy, and joy during what can be a very difficult time.

Many people think only children’s clothing is needed, but adult-sized clothing is incredibly important too. Helen’s Hope Chest serves youth all the way up to age 18, and many of the older teens wear adult sizes. They also help provide clothing for job interviews, school activities, and important milestones as these young adults prepare for their futures.

This cause is especially meaningful to me because kids don’t get to choose the circumstances they’re born into or the challenges they face. What we can do is show them love, support, and remind them that their community cares about them.

Everyone talks about where Arizona has grown, but the bigger question is… where will it grow next? 🤔

I spent some time looking at population trends, job growth, new development, and future expansion plans across Arizona, and a few areas keep rising to the top:

📍 Buckeye
📍 Queen Creek
📍 Maricopa
📍 Casa Grande
📍 North Peoria

Some of these areas could see home values increase significantly over the next 10 years if current growth trends continue.

As someone who invests in real estate and helps clients buy and sell every day, I find it fascinating to watch how growth patterns today can shape property values years down the road.

The last couple weeks have been interesting to watch 👀

A week ago we saw prices dip and buyers started jumping back in. This week? Inventory dropped again, closings increased, and prices pushed back up to $450K.

To me, this feels less like a “bad market” and more like a market trying to find its balance. Buyers are cautious, sellers are adjusting, but homes are still moving when they’re priced and marketed correctly.

I think a lot of people waiting for a huge crash are going to be surprised if rates drop and demand picks back up fast. What do you think?
