Most people searching for land deals make the same mistake.

They look for land that looks good.

Beautiful. Vacant. Feels like opportunity.

The two most common objections I hear are straightforward.
"I don't have the capital." And "that timeline is too long."

Here is what 23 years in this model has taught me about both.

On capital: we have never not done a deal because we could not find the money.

Not once. Not in 23 years.

Because capital is attracted to good deals.

When you find the right piece of land with real development potential, the money follows.

You find the deals. We go source the deals.

The capital will come.

On timeline: show me another model where you can generate $2.8M average profit per deal with that little capital exposure.

You control the real estate, you do not own it.

You take on zero debt.

The upside relative to what you put in does not exist anywhere else in real estate.

Falling in love with the land before checking the demand is how deals go sideways.

Rule #1: Go where builders are already active.

If they're not building there, there's a reason.

Your job is to bring them entitled lots in markets they already want not convince them to go somewhere new.

That's the foundation of the LDP Model.
