LIVE Home Tour: 5508 Batoul Road | Raleigh, NC

Join me live as we explore one of Raleigh's move-in-ready new construction townhomes from the comfort of your own home.

Instead of a traditional open house, we'll take a guided walkthrough using the Zillow Showcase tour so you can experience the home room by room while I point out features, explain the floor plan, discuss builder incentives, and answer your questions in real time.

During the live tour, we'll cover:
• 4 bedrooms, 2.5 bathrooms, approximately 1,668 square feet
• Open-concept living designed for today's lifestyle
• Granite countertops and modern finishes
• Innovative AERCON construction for durability, energy efficiency, and sound insulation
• Available builder and lender incentives
• Monthly payment scenarios and financing options
• Additional move-in-ready homes available within the community

Whether you're relocating to the Triangle, buying your first home, downsizing, or simply curious about today's market, you're invited to join the conversation.

Bring your questions—I’ll answer them live throughout the tour.

See you there!

Homes that once sparked imagination now spark hesitation. Something bigger is shaping buyer behavior—and it’s happening fast. Discover the new rules of the market in this blog.

I've noticed something changing.

A few years ago, buyers would walk into a home and see potential.

There was excitement.
Hope.
Sweat equity.

Now they walk into the same home and see work.

The project.

The expense.

The weekends they'll spend managing contractors.

The uncertainty.

It's not that people have become less ambitious.

It's that time, energy, and peace of mind feel more valuable than ever.

And renovation math isn't what it used to be.

Material costs are higher.

Labor costs are higher.

The margin for mistakes is smaller.

The value can still be there.

But for many buyers, the cost of lost peace has become too expensive.

Which is why move-in ready homes are commanding such a premium in many markets.

The article is in the comments if you'd like to read more.

And if you need help evaluating your next move. Give me a call!

But I'm curious...

Would you rather buy the perfect home at a premium or a fixer-upper at a discount?

A new kind of luxury is taking root—vineyards that tell a story, olive groves with centuries in their soil, and orchards thriving in desert light. These estates offer beauty you can taste and land you can live by.

Savor the shift toward grounded elegance when you read the summer 2026 issue of Prestige magazine via the link in the comments.

I've noticed a new kind of luxury is taking root.

Not bigger homes.

Not more stuff.

Not more amenities.

Things with roots.

Land that tells a story.

Gardens that take years to grow.

Homes that feel connected to something larger than themselves.

For a long time, luxury seemed to be about having more.

Today, it feels like more people are searching for something different:

Beauty.
Peace.
Connection.
Permanence.

This issue of Prestige explores that shift through some truly remarkable properties around the world.

I'm curious...

We’ve officially hit the halfway point of the year. Are you making the right moves to stay ahead, or just catching up? Find the ultimate homeowner checklist in this blog post.

Read it via the link in the comments.

I've noticed that homeowners tend to fall into one of two camps.

The first group is always planning the next improvement.

The second group wakes up one day and realizes five years have passed.

The truth is that a home doesn't need constant upgrades.

But it does need stewardship.

A little maintenance now is usually much cheaper than a major repair later.

This article includes a mid-year checklist of things homeowners may want to review before the second half of the year gets underway.
