Here's the one solar fact that matters most for Arizona home sellers right now:

If you own your solar system outright, research shows your home can sell for approximately 4.1% more than a comparable home without solar. On a $457,500 median Phoenix Metro home, that's roughly an $18,000 premium. And NREL research shows homes with owned solar sell 20% faster than homes without.

If your panels are leased?

The math looks different. Leased panels are not included in your home appraisal because you don't own them. A buyer has to assume the lease, qualify with the solar company, and factor in the remaining payment obligation. Some buyers walk. Some ask for a concession.

Owned solar is a real estate asset. A leased system is a real estate disclosure.
Both are manageable. But understanding the difference before you list, not after, changes everything.

Solar is on thousands of homes in this valley. And most buyers and sellers don't fully understand what they're dealing with, and that gap is costing people real money at the closing table.

As of December 31, 2025, the federal 30% residential solar tax credit is gone. Eliminated by the One Big Beautiful Bill. If you're buying a solar system outright in 2026, there's no federal credit waiting for you.

And net metering? The program where you sent excess solar power back to the grid at full retail rates haa changed.
APS, SRP, and TEP have moved to net billing, where you get credited at a fraction of what you pay for power.

If you're thinking about selling your Phoenix Metro home in the next six to twelve months, I want to have a real conversation with you.

The current market data tells a specific story:
✅ 54% of transactions are closing with seller concessions
✅ Average concession amount: $10,000
✅ Sale price to list price ratio: 97.2%
✅ Hot markets right now: El Mirage, Fountain Hills, Chandler, Apache Junction... all seeing better-than-average activity

Here's what that means in practice.
