Buyers, you have options right now. Inventory is up, homes are staying on the market longer, and there is more room to breathe than we have seen in a while.

Sellers, this does not mean the market is crashing. Prices are still holding strong, especially in North Scottsdale, but strategy matters more than ever.

The key? Price it right from the start.

The days of throwing any price on a home and expecting multiple over-asking offers are behind us, unless the home is intentionally priced to create that kind of activity.

A well-priced home will still move. An overpriced home will sit.

18 years ago, I took a leap of faith.

I started my real estate career in Alaska and eventually made the bold move to Phoenix, a place where I knew nothing. No roads felt familiar, no neighborhoods felt known, and Phoenix was nothing like the city it is today.

Over the years, I have had the privilege of watching this city grow, evolve, and completely transform. Every time I drive through Phoenix and Scottsdale, I am reminded of how much has changed and how grateful I am to call this place home.

I love living here. I love being a REALTOR here. I love being part of this community and having a front row seat to its growth.

If you’re inheriting a property in Arizona, my first suggestion is this: slow down and make a plan before you make a move.

A will and a trust are not the same. A will outlines wishes, but probate may still be required. Assets that are properly placed in a trust are generally meant to pass outside of probate, which can make things much smoother for the family.

And if selling the property is part of the plan, be careful with capital gains. Tax outcome can depend on things like timing, basis, and the overall strategy.

This is why working with the right realtor matters. You need a plan, the right timing, and the right professionals around you.
