This data from the Cromford Report for May 2025 paints a clear picture: it's a great time for buyers in the Phoenix Metro real estate market...and here's why:

📈 Inventory is Up—Way Up
Active listings have surged by +49.9% compared to last year. That means more choices for buyers and less competition per property.
⏳ Homes Are Sitting Longer
The median days before a contract is accepted has jumped from 22 days in May 2023 to 39 days in May 2025.
This slowdown gives buyers more time to shop, think, and negotiate.
💰 Prices Have Softened
The median sales price has dipped by 1.1%, now at $445,000.
While not a dramatic drop, it signals a cooling trend that can work in a buyer’s favor, especially when paired with increased inventory.
📉 Less Buyer Competition
Listings under contract are down 2.7% year-over-year, showing fewer buyers are actively competing.
📦 Plenty of Supply
Days of supply has more than doubled from 61 days in May 2023 to 133 days in May 2025.
In short: there's more inventory than demand, giving buyers negotiating power.

⚠️ BUT...don’t be fooled:
The best homes—the ones that are priced right and presented well—are still drawing strong attention and often receiving multiple offers. Smart strategy and preparation matter more than ever.
