July 2025 Market Update from The Wilcox Report™
July's results for the Greater Phoenix single-family resale market indicate the market is trending in favor of buyers. Key indicators supporting this shift include the percentage of sales with a seller concession,
• Both the percentage of sales involving a seller concession and the median seller concession amount reached their highest levels of the year in July. See chart.
• The following is a breakdown of the percentage of July sales with a seller concession by purchase price range:
• Under $500,000: 68% of sales.
• $500,000 to $749,999: 56% of sales.
• $750,000 to $999,999: 42% of sales.
• $1,000,000 to $1,999,999 31% of sales.
• $2,000,000 to $4,999,999: 16% of sales.
• $5,000,000 and over: 14% of sales.
