Two very different Arizona views, two successful closings for our sellers.

In North Scottsdale, Aaron and Allen represented the sellers of a private custom estate in Mirabel Village, tucked at the end of a cul-de-sac with sweeping desert views and a detached casita.

Down in South Phoenix, Brent and Allen represented the sellers of a custom ProLux home where South Mountain views meet the city lights. The backyard was a standout, with a heated pool, covered patio, and outdoor kitchen overlooking the view.

Scottsdale is heading into mid-October with the market still leaning slightly in sellers’ favor, although buyers are starting to see a little more room to negotiate.

The median list price is currently $1,299,000, with 1,231 homes on the market. The Market Action Index is sitting at 36, down slightly from 37, as the market continues to cool gradually.

One number we’re paying attention to is the 38% of listings that have had a price decrease. Homes are also spending an average of 116 days on the market, which could give buyers more room to negotiate, especially on properties that have been sitting for a while.

If you’re selling, pricing your home correctly from the beginning matters in a market like this. If you’re buying, keeping an eye on days on market and recent price adjustments could help you spot opportunities that may not have been there a few weeks ago.

Scottsdale still holds a slight seller’s advantage for now, and we’ll be watching to see how that balance shifts through the rest of October.

What if buying your first home isn’t only about saving more, but looking somewhere your money can go a little further?

If you work remotely, you have something pretty valuable: flexibility. Your home search doesn’t necessarily have to be tied to where your job is.

Maybe that means another part of Arizona, a little farther outside the city, or somewhere completely different.

Of course, you still have to love where you live. If the numbers aren’t working where you’re looking now, it might be worth widening the map before giving up on the idea.

A separate guest suite with its own entrance, a backyard full of fruit trees, and a beautifully remodeled kitchen. This Glendale home has some pretty great features.

16463 N 60th Avenue is now under contract!

One of our favorite details is the private fourth bedroom with its own bathroom and entrance, giving the future owners plenty of flexibility for guests, family, or even a home office.

Outside, there’s a covered patio overlooking a backyard with four producing fruit trees and garden beds ready for planting. The brand-new AC and fully paid-off solar panels are a nice bonus, too.
