There are 3 things that actually matter before you buy:
Your true monthly cost
Not just the mortgage. Taxes, insurance, utilities, maintenance. The number you’re actually committing to every month. If you don’t know this, you don’t know what you can afford.
Real comps, not opinions
What similar homes have SOLD for in the last 3 to 6 months. That’s the market. Not list price, not what someone thinks it’s worth. Data tells you if you’re walking into a good deal or overpaying.
Your exit strategy
Even if you plan to stay, you should know how this home performs when it’s time to sell. Layout, location, and buyer demand will determine whether you win or get stuck.
The difference between a good purchase and a bad one usually comes down to this:
Did you understand the numbers, or did you just go with a feeling?
