Old Town Tacoma is where the city actually began. It's the original settlement, right on the water, with views of Commencement Bay, Mt. Rainier, and Vashon Island from some of the most character-rich streets in all of Tacoma.

It is also one of the most misunderstood neighborhoods in the city. The retail footprint is small but what surrounds it makes up for it completely.

Ruston sits right next to Tacoma and it is one of the smallest cities in Washington State -- just over 1,000 people with its own city government and its own community identity. What it offers for that size is remarkable.

If outdoor living is central to your lifestyle, hiking, biking, kayaking, walking your dog, even catching a ferry to Vashon Island are all right there. Few places in the Puget Sound region give you that kind of access directly from your neighborhood.

If you have been looking into down payment assistance programs in Washington State, this is worth watching before you make any decisions. These programs through WSHFC are real and they can absolutely help the right buyer get into a home. The most common one provides around four percent of your loan amount toward your down payment, which can make a real difference.

But I want to be upfront about something that does not always get mentioned. This is not free money. In most cases it is structured as a second mortgage that gets paid back when you sell your home, refinance, or pay off your first loan. It is deferred, meaning you are not paying it monthly now, but it does come back.

I also want to be honest about something I see happen sometimes. When buyers use these programs to get into a home they cannot truly afford yet, it can create a harder situation down the road. Borrowing your down payment does not solve an underlying savings challenge. It just delays it.

These programs work really well for buyers who have stable income, have run the full numbers on both loans, and are buying something they can genuinely sustain long term. For those buyers, it can be a really smart tool. The right program for the right buyer is a powerful thing. I just want everyone going in with their eyes open.
