Seattle’s spring market is here! 🌸 With inventory up 30% year over year, it’s the most supply we have seen since 2019. But here’s the nuance: prices are holding. The King County median is sitting right around $860K, essentially flat from a year ago.

More homes hitting the market means buyers finally have options, yet the market remains active and competitive in the right segments.

The biggest shift right now is how selective buyers are. Homes that are well-priced and show well are getting strong interest and moving quickly, while others are sitting longer and needing adjustments.

For buyers, that means more opportunity—but still needing to act quickly when the right home comes along. For sellers, it means preparation and pricing strategy matter more than ever. The first week is everything.
