Seattle's Real Estate Market is Red Hot when homes are priced accordingly. Just because it's a seller's market doesn't mean homes can be overpriced from the start. They typically need to be in a multiple offer situation and then "escalation clauses" used to raise the winning bid (price).

Price, waiving inspection, waiving the Form 17 (Seller's Disclosure Statement), all cash, shortened closing timelines, higher down payment, and higher earnest money are just all parts of what it takes to win a bid in the core Seattle neighborhoods.
