I grew up in Corvallis, Oregon right next to McDonald Forest, ten thousand acres of trails, trees and pure Pacific Northwest magic as my backyard. As a teenager my neighbors used to take me to Nevada to get real wild mustangs. They'd snub them up and throw me on them a girl on a wild horse figuring it out together. I didn't know it then but that's where I learned the most important skill I would ever have. You have to show up consistently, stay calm when things get unpredictable and give someone the time and space to realize you're safe. The moment I saw the Sound and the mountains I never looked back. This is home. And I know this market, these communities and this lifestyle on a level that only comes from truly belonging here. Why I Fight For Every Client

I have a deeply personal understanding of what it means to need someone in your corner. I was a single mom when I lost my mother and received a small inheritance. I had a dream of homeownership and not much else. I called a realtor for help. He met with me and laughed in my face. Told me I would never be able to buy a home. I didn't give up. I researched lease options. I figured out that if I bought a bigger home and rented part of it out I could make it work what people call house hacking today. I found a split level with a lease option, told the seller my plan and he gave me a chance. It wasn't easy. But I did it. And now I own multiple properties. That experience is one of the biggest reasons I am so passionate about homeownership. I believe it can change lives and build generational wealth. Early in my career a neighbor came to me in crisis. She was elderly, her husband was struggling and their home was nearly paid off. A predatory lender swooped in, refinanced their home at 11% interest, promised to help fix it up and sell it then disappeared. They went into foreclosure and were about to lose everything. What none of us knew yet was that he had manipulated them into signing the deed over to him without understanding what they were signing. We listed the home and got 14 offers. The lender reappeared claiming it was his home. We went to court. My title company got them an attorney. When that lender stood before the judge, the judge looked at him and said "If I were you I'd be very concerned about the attorney general's office and fraud." They prevailed. We closed. They got their equity back. Her grown children called me the Erin Brockovich of real estate. Predatory people exist in this industry. Vulnerable people get taken advantage of every single day. Real estate has always been my passion, however my path here wasn't a straight line. When the market crashed I followed my heart. I started an organic produce business, then a farm, then became a paraeducator and eventually a teacher. Every chapter taught me something I carry with me today. And I never let my real estate license go because deep down I always knew this was home. The farm taught me that good things take the right conditions and the right timing. Teaching taught me how to listen, explain complicated things in plain language and show up for people when it really matters. Closing day is exciting and full of surprises if nobody prepares you. Here's everything your agent should tell you but doesn't always get to:

1️⃣ The final walkthrough is NOT the inspection it's to confirm condition and repairs before you sign
2️⃣ Your Closing Disclosure arrives 3 business days before closing read every line
3️⃣ Wire fraud targets real estate deals ALWAYS call the escrow company to confirm wire details (never trust email alone)
4️⃣ Closings get delayed plan for flexibility in your move-in timeline
5️⃣ Signing ≠ owning funding can happen same day OR the next business day
6️⃣ Buyers and sellers don't always sit at the same table split closings are common
7️⃣ Your rate can still change if you haven't locked confirm your lock status
8️⃣ Bring valid photo ID no exceptions, no workarounds
9️⃣ Activate utilities and insurance on closing day not move-in day

Track season has become one of my favorite parts of this season of life. 🏃‍♂️❤️🏟️
There’s something so special about sitting in the stands, watching these kids compete, cheer each other on, push through nerves, celebrate wins, and show up for their team. 👏🔥
I’ve loved watching my grandson and all of the athletes out there giving it everything they have. Raising him has made these moments even more special, and I’m so grateful for the memories we’re making along the way. 📣🤍
It has been so fun getting to know the other parents, sharing laughs, cheering from the sidelines, and feeling that real sense of community that sports can create. 🙌💛
This is his last year, and I already know I’m going to miss it more than I can explain. 🥹🎓

Something big is happening in Woodinville—and I think a lot of people are underestimating how much it could reshape the area.
The Harvest is bringing:
New restaurants
Wine experiences
Retail
Hospitality
Walkability
Luxury lifestyle appeal
And a completely different level of destination energy to Woodinville.
For years, many people viewed Woodinville primarily as:
“A place to visit wineries for the day.”
That’s changing.
It’s becoming more of a lifestyle destination—and potentially a stronger long-term real estate story.
Add in:
Link light rail expansion changing Eastside commuting patterns
Continued demand for lifestyle-driven suburbs

✅ 6 Questions to Answer Before You Remove Your Inspection Contingency

Waiving your inspection contingency can help you win in a competitive market but only if you do it with eyes open. Ask every one of these first:

❓ 1. Have all negotiated repairs been completed and verified?
❓ 2. Were permits pulled for any work that was done?
❓ 3. Do you have the right to a re-inspection before removing the contingency?
❓ 4. Do you understand and accept every remaining issue in the report?
❓ 5. Do you know your exact deadline and exit rights?
❓ 6. Do you have a financial reserve if something fails in the first year?

💡 Removing a contingency is sometimes the right move in a competitive market. But it should always be an informed choice not a desperate one.

Staging isn't about making your home look nice. It's about making buyers feel like they already live there. These three mistakes work against that from the very first second:

Family photos, collections, personalized signs buyers can't picture themselves in your home if your family is everywhere. Remove the personal. Keep it warm and neutral.

❌ Mistake 2: Clutter That Shrinks Your Space
Full rooms feel small. Buyers experience space they don't just read square footage. Edit down to essentials and let every room breathe.

❌ Mistake 3: Smell (The One Nobody Talks About)
Smell is processed emotionally before logically. Pet odor, smoke, heavy artificial fragrances buyers feel it before they can name it. Aim for clean and neutral, not scented.

Snohomish County Market Update:
For the past few years, buyers felt like they had to make decisions fast. That market is shifting in Snohomish County.
Inventory is up more than 50% year over year. That’s one of the biggest inventory jumps we’ve seen in Washington.
What are the numbers in Snohomish County and what do they mean?
1,231 new listings hit the market and 591 homes sold
Homes are averaging just 9 days on market. Average sales price is $871,000 Homes are averaging $409 per square foot And sellers are still averaging 100% of list price. That last number matters!
Buyers now have more options in places like Bothell, Mill Creek, Lynnwood, Mukilteo, and Everett and homes are still moving quickly.Buyers are active.They’re simply becoming more selective.
For sellers, strategy matters more now than simply listing and hoping for multiple offers.

Museums preserve history, spark creativity, and help us stay connected to the stories that shape our communities.
The giant sculpture outside the National Nordic Museum is “Frankie Feetsplinters” and it was created by Danish environmental artist Thomas Dambo.
Frankie is part of Dambo’s Northwest Trolls: Way of the Bird King project, which includes six giant recycled wood troll sculptures hidden throughout the Pacific Northwest. Unlike some of the others that require hikes or ferry rides, Frankie is the easiest one to visit because he’s right in Ballard outside the museum.
Fun fact: Frankie is made from reclaimed materials (very on-brand for Dambo), and his playful storyline says he’s a grumpy troll who thinks humans, fish, and even other trolls are “dumb” 😅

A lot of people assume if more homes hit the market, sellers lose their advantage.
That’s not exactly what’s happening in King County right now.
Here’s what’s happening:
1,091 new listings hit the market
450 homes sold
Homes are averaging 43 days on market
Average sales price is $1.229M
Homes are averaging $533 per square foot
And sellers are still averaging 100% of their list price.
That last number matters.
It tells us buyers have more choices than they’ve had in years…
And well-priced homes are still attracting strong offers.
Inventory is up nearly 29% year over year, which means buyers can be more selective about neighborhoods, layout, condition, and lifestyle.
For sellers?
Preparation matters more than ever.
If your home is priced correctly, professionally marketed, and move-in ready, buyers are still paying attention.
The market isn’t crashing.
It’s normalizing.
And honestly… that’s healthier for everyone.
