When the Tanis family came to us through a referral, it was a true team effort from the start. Holly Madden, who serves clients in North Brevard, had sellers in Palm Bay looking to make the move to Vero Beach. Rather than adding countless miles back and forth, Holly knew what we know too...every market is unique. What’s happening in Brevard can look very different from what’s happening here in Indian River County.
While Holly expertly handled the sale of the Tanis’ home, we focused on finding the perfect fit for their growing family.
Their wishlist included:

Their Palm Bay home quickly went under contract (because Holly is truly exceptional at what she does), just as we thought we had found “the one.”
We ran the comps, evaluated the repairs, stayed strategic with the budget, and submitted a strong offer. But as fate would have it, another contract came in at the same time and it was chosen instead. It was disappointing, especially when a house already starts to feel like home before the keys are ever in your hand.
Truthfully, the next house after losing one you loved is often the hardest to walk into.
EVERYTHING…gets compared to the one that got away, and it can feel impossible to picture something better.
But the Tanis family trusted us and agreed to widen the search radius just a little. We went to see one more home…
And that’s when everything clicked.
This home checked every box they had hoped for and then came an unexpected bonus: a pool! Holly stayed closely connected throughout the process, and together we were able to align every moving piece from sale to purchase.
And then, almost like a dangling carrot, the first home…the one that got away…came back around. Their contract had fallen through, and the sellers wanted to know if the Tanis family was still interested.
Now came the tough decision. Do you go back to the house you thought was meant to be? Or do you move forward with the one that unexpectedly felt even better?
It was a big moment, and a real reminder that sometimes what feels like a setback is actually creating space for something you never saw coming.
They decided to stick with the pool home!
This home was already priced incredibly well…actually the lowest-priced pool home in all of Vero Beach on a half-acre lot. Even better, we were still able to negotiate an additional $5,000 off the purchase price plus $2,000 toward repairs.
But where this transaction truly mattered wasn’t just in the negotiation...it was in the teamwork behind the scenes. With so many moving pieces, staying in constant communication with Holly and the lender, Tim, was critical.
Then came the call every real estate team prepares for...
The day before closing, the Tanis family’s buyers ran into an unexpected lending issue.
Immediately, Tim jumped into action, helping prepare a backup plan so the Tanis family would still have access to the funds needed to close on time if delays continued. Thankfully, the issue was resolved. Crisis avoided…or so we thought…
Closing day arrived. Everything seemed to be moving smoothly…until it happened AGAIN.
The buyers’ lender sent over documents with the incorrect closing date. It had nothing to do with Holly, Tim, or our team, but suddenly we were delayed again racing against the clock during limited banking and business hours.
Thankfully, the Tanis family had already moved out and were staying in an Airbnb. As a precaution, we made sure they could extend their stay one more night if closing had to be pushed to the following day.
Then came the waiting game.We finally received the message: “We’re closed!”Celebrations started all around…
And then…all of the sudden we were “un-closed”…
SERIOUSLY!!! One more hurdle.
The title company needed to reverify IDs.
More waiting.
More phone calls.
More hustling behind the scenes.
But in the eleventh hour, it finally happened. Officially closed. Keys in hand.
