Sometimes the best real estate decisions happen when you're willing to rethink the original plan...

When Pat & Anna first reached out, they were convinced a resale home was the right fit. Pat has a construction background, so taking on a renovation didn't seem intimidating. Their plan was to buy a home at a lower price point and customize it into exactly what they wanted.

We toured several homes and even wrote an offer on one.
But something wasn't clicking the way they had envisioned…
Many older homes come with hidden surprises, where one renovation project can quickly snowball into several.

As we talked through the realities, we reminded them why they were making this move in the first place...
They weren't just leaving Boca Raton for a different house, they were seeking a slower pace of life. Their health was a big reason for the move, and fully managing a major renovation from more than an hour away would likely create the very stress they were hoping to leave behind.

So we asked one simple question:
"What if we looked at something you hadn't considered yet?"
Although they had been set on a resale home, we suggested touring a new construction home, just to see if it could accomplish the same goals without the burden of a large renovation. We also knew an HOA community wasn't the right fit, so we focused on finding a home that offered the freedom they wanted.

We guided them to a local builder, and as it turned out, they had a beautiful corner lot home in Sebastian Highlands. We were able to secure incredible incentives that made the numbers work even better than expected. In collaboration with Bethany, the builder representative, we ensured Pat & Anna felt informed, supported, and cared for every step of the way.

The best part? Pat still had the opportunity to be involved in the building process, which mattered to him the most. Our win for Anna was Pat being able to do it without months of coordinating contractors or doing the heavy lifting himself. Between his own visits and us checking in throughout construction, they were able to enjoy the excitement of watching their home come together with confidence and peace of mind.

We truly believe a home should make life better...
not more complicated.

home on Orchid Island came alive after dark. Between the glowing pool, coastal atmosphere, and conversations with fellow professionals, it was one of those evenings that reminds you why homes are about more than just square footage.🍹

Some seasons of life start looking a little different. Less hustle…more peace. More slow mornings, more sunshine, and more time enjoying the life you’ve built with the person beside you.☀️

After spending years making Florida their second home, Dan & Daria were finally ready to make it official and put down permanent roots. Their goal was simple: find a home with privacy, low maintenance living, and amenities that still gave them the opportunity to stay connected and enjoy community.🏡

And while every transaction has its twists and turns, this one came with some great reminders and lessons along the way.

✨ Lesson #1: Negotiating goes past getting money off the top. We were able to negotiate $35,000 off the purchase price, secure repairs during inspections, and create a fair post-occupancy (lease back) agreement that ultimately put additional money back in their pockets. Small details can make a huge financial & personal difference.

✨ Lesson #2: Your team matters even more in this market. Real estate is never just about one person…it takes responsive professionals who know how to problem solve quickly when challenges arise.

Pro #1 Home Inspections once again went above and beyond, helping not only during the inspection process, but also making time for a re-inspection during critical deadlines.

When two insurance companies became completely unresponsive, Kelly Nelli with TK Carol Insurance stepped in and had a policy quoted and bound within ONE day. That kind of responsiveness is invaluable!

And last but certainly not least...Cherryann with Zillow Home Loans helped the McCarthy’s secure a 5.5% interest rate, save an additional $800 in appraisal fees, and provided lender credits that helped smooth over a few bumps along the way!

✨ Lesson #3: The “right” home is about LIFESTYLE, not just square footage. For Dan & Daria, this move wasn’t about getting more. It was about simplifying life, protecting their peace, and creating space to enjoy this next season together.

When the Tanis family came to us through a referral, it was a true team effort from the start. Holly Madden, who serves clients in North Brevard, had sellers in Palm Bay looking to make the move to Vero Beach. Rather than adding countless miles back and forth, Holly knew what we know too...every market is unique. What’s happening in Brevard can look very different from what’s happening here in Indian River County.

While Holly expertly handled the sale of the Tanis’ home, we focused on finding the perfect fit for their growing family.
Their wishlist included:
• Space to park a large boat
• Natural surroundings and character
• Land for the fur babies
• Room for the kids to grow
• A home with personality...not a cookie-cutter feel

Their Palm Bay home quickly went under contract (because Holly is truly exceptional at what she does), just as we thought we had found “the one.”

We ran the comps, evaluated the repairs, stayed strategic with the budget, and submitted a strong offer. But as fate would have it, another contract came in at the same time and it was chosen instead. It was disappointing, especially when a house already starts to feel like home before the keys are ever in your hand.

Truthfully, the next house after losing one you loved is often the hardest to walk into.

EVERYTHING…gets compared to the one that got away, and it can feel impossible to picture something better.

But the Tanis family trusted us and agreed to widen the search radius just a little. We went to see one more home…
And that’s when everything clicked.
This home checked every box they had hoped for and then came an unexpected bonus: a pool! Holly stayed closely connected throughout the process, and together we were able to align every moving piece from sale to purchase.

And then, almost like a dangling carrot, the first home…the one that got away…came back around. Their contract had fallen through, and the sellers wanted to know if the Tanis family was still interested.

Now came the tough decision. Do you go back to the house you thought was meant to be? Or do you move forward with the one that unexpectedly felt even better?

It was a big moment, and a real reminder that sometimes what feels like a setback is actually creating space for something you never saw coming.

They decided to stick with the pool home!

This home was already priced incredibly well…actually the lowest-priced pool home in all of Vero Beach on a half-acre lot. Even better, we were still able to negotiate an additional $5,000 off the purchase price plus $2,000 toward repairs.

But where this transaction truly mattered wasn’t just in the negotiation...it was in the teamwork behind the scenes. With so many moving pieces, staying in constant communication with Holly and the lender, Tim, was critical.

Then came the call every real estate team prepares for...
The day before closing, the Tanis family’s buyers ran into an unexpected lending issue.
Immediately, Tim jumped into action, helping prepare a backup plan so the Tanis family would still have access to the funds needed to close on time if delays continued. Thankfully, the issue was resolved. Crisis avoided…or so we thought…

Closing day arrived. Everything seemed to be moving smoothly…until it happened AGAIN.
The buyers’ lender sent over documents with the incorrect closing date. It had nothing to do with Holly, Tim, or our team, but suddenly we were delayed again racing against the clock during limited banking and business hours.

Thankfully, the Tanis family had already moved out and were staying in an Airbnb. As a precaution, we made sure they could extend their stay one more night if closing had to be pushed to the following day.

Then came the waiting game.We finally received the message: “We’re closed!”Celebrations started all around…
And then…all of the sudden we were “un-closed”…
SERIOUSLY!!! One more hurdle.

The title company needed to reverify IDs.
More waiting.
More phone calls.
More hustling behind the scenes.
But in the eleventh hour, it finally happened. Officially closed. Keys in hand.

Holly, Tim, and our team went to battle for this family because that’s when it matters most…when things get hard, stressful, and uncertain.

One thing we’ve learned is that the “shark” approach in real estate usually leaves someone hurt...or completely run over. When a deal starts off on the wrong foot, it rarely ends well for either the buyer or the seller.

Our goal is always to create the best possible outcome for our clients. That means looking for common ground and working toward a true win-win, where no one walks away feeling like they just survived a scene from Jaws.

Honestly, having a level-headed agent on the other side makes all the difference in the world. This deal wasn’t just about the price...it was about negotiating the OTHER KEY TERMS that matter JUST as MUCH in a contract.

Two homes under contract this week…but this is the tale of two completely different tides.🌊

One with a home seller….it was months of preparation, waiting, and anticipation all leading up to this moment. The kind unexpected feeling where it suddenly hits you this is ACTUALLY happening. Where you recognize that everything familiar…memories, routines, the day-to-day life built inside those walls is about to shift drastically. Now the next chapter is no longer on the horizon, but instead swiftly moving towards becoming reality. It’s the rush of excitement yet mixed with a hint of hesitation…recognizing that past, present & future have collected together all in one moment.

The other tale is with a home buyer…who lit up like the Fourth of July the second they walked in to this home. You could feel that undeniable spark of hope fill the space. Where you can already see life unfolding for them, room by room. Talk of planning where furniture is going to go, imagining cooking in the kitchen and the lazy days by the pool during the summer. It’s a different kind of energy. The kind that makes a house into a home. The complete focus on the future and all the possibilities it will bring.
