Day 3: how property taxes actually work in Florida

Yes, taxes reset when you buy.
But if it’s your primary residence, Homestead lowers your taxable value and caps future increases at 3% per year.

That’s why two neighbors with similar homes can have completely different tax bills.

If you’re buying from out of state, this is something Zillow does NOT show you…

When a home sells, the property taxes reset based on the new purchase price — not what the current owner is paying.

So that ā€œ$2,800/yearā€ you see online?
It could jump to $6,000+ depending on what you pay.

And if the seller has a homestead exemption, you’re definitely not inheriting that.

This is one of the biggest surprises for buyers moving here.
