AI demands massive computing power, and tech developers are targeting New Haven and Fairfield Counties for massive "hyperscale" data centers.
While it sounds like economic progress, the hyper-local reality for our residential home values tells a different story.

Here is what's happening right now:

➡️Beacon Falls: A 40-acre parcel on Lopus Road is targeted for CT’s largest data center, sparking intense community pushback.
➡️Trumbull: Tech companies are actively pursuing an AI data center expansion, adding to the industrial footprint on Merritt Boulevard.New Haven: Leaders just voted unanimously for a 12-month moratorium to freeze all data center applications due to zoning risks.
➡️Shelton, Monroe & Stratford: While no new projects are proposed here yet, local citizen coalitions are actively forming to prevent industrial creep into our residential borders.

📉 The Negative Impact on Homeowners: According to a recent National Association of Realtors (NAR) report, while these facilities spike commercial land values, they create severe local friction for residential areas:

1️⃣Property Value Risk: Homes near these sites face immediate friction. Industrial eyesores, heavy construction, and 24/7 noise from massive cooling stations hurt hyper-local curb appeal and resale timelines.
2️⃣ Resource Strain: These centers consume millions of gallons of water daily and massive electricity, threatening local aquifers and risking higher utility bills for residents.
