So how about an absolutely beautiful, brand new construction home, in the highly sought after Duckwater Landing Subdivision in Bossier? When I tell you the kitchen is absolutely stunning I mean it! Seriously you guys....I'm the ultimate "homer" when it comes to Shreveport/Bossier and pretty much all of NW Louisiana. I LOVE living here! You would truly be surprised how positively folks moving here from out of state etc react to our region! They realize what great food, outdoor and recreational opportunities, affordable real estate, and just plain nice folks we have here!

Thanks to Ms. Betty and Andy Osborn of Osborn Hays Real Estate for providing such a great venue for the parades. We were able to entertain some new to our area clients and they had an absolute ball with their families at the parades...and we ate pretty decent and had a great time at the Highland Parade with friends and clients as well.

If you scroll through social media the past couple weeks I want you to look at how many people posted such positive pictures of friends and family having a great time enjoying what Shreveport/Bossier has to offer! Truly a huge amount of nothing but fun and pride in our family, friends and hometown! That's just refreshing!

Just another tip from your friendly local Realtor: Starting Friday and through Wednesday we will see temperatures at and well below freezing. Now is the time to unscrew your hoses from the outdoor spigots. Additionally it is always a good idea to go early to your local hardware or home improvement store and get some of those styrofoam spigot protectors and put them on the spigots. They are inexpensive and super-easy to put on and can save you a ton of money and headaches on plumbing repairs in the future. They have a tendency to sell-out in the day or two before a hard freeze so purchasing them sooner than later is a great idea!

If you have an irrigation system and haven't had it winterized now is the time to get your plumber or sprinkler/landscaping folks out to do so. They will blow the water out of the lines to make sure they don't freeze and bust in the upcoming frigid weather.

If you live in a pier and beam house it is a good idea to leave your faucets "dripping fast" or light constant flow to keep the exposed pipes under your home from freezing and busting...especially any faucets or the like that are on any walls that are on a wall that is on the side of the house.

2026 is also proving to be a great year in my educational endeavors as well. I recently completed several courses and have received accreditation from the National Association of Realtors in both ABR (Accredited Buyers Representative) and PSA (Pricing Strategy Advisor). These two national accreditations are held by less than 4% of all Realtors nationally.

What does that mean for my clients? It means that I definitely "have your back" when you are shopping for a property...from start to finish and then after the transaction as well. It also means that when you are selling your home I go several steps further to insure that the home is priced properly based on extensive research of the local markets as well as insure that we avoid any problems with appraisals etc.

If you or anyone you know are looking to buy or sell anything Real Estate and would like to work with a full-time, honest, knowledgeable, and hard working Realtor who will definitely have your best interests at heart I would appreciate the opportunity.

Starting 2026 off right: I have a closing next week on a beautiful North Bossier home for some beautiful first-time buyers with two great young boys and I have a fantastic listing coming up in the next week or so.

2025 was absolutely stellar with 26 transactions closed-out and I met my self-set goal... and I'm truly thankful and blessed by all of my sellers and buyers that trusted me last year!

So I was reviewing my year so far (real-estate wise:) and I had to double-check to make sure I was correct...and it is correct..I have completed 24 transactions so far this year!

I know that may not sound like a whole lot but if you're familiar with all that is involved per transaction; as either the buyer's agent or seller's or listing agent, you know it is quite a bit...logistically speaking! Each transaction had it's challenges, especially if you're truly 100% dedicated, diligent, conscientious when it comes to representing your client's best interests.

I've completed transactions in (and around): Mooringsport, Logansport, Benton, Bossier, and yes...Shreveport. Southern Trace, Carriage Oaks, Broadmoor, Twelve Oaks, South Highlands, Norris Ferry Crossing and Norris Ferry Landing, etc. I've successfully completed transactions on everything from $30,000 investment properties, commercial properties, recreational duck hunting properties, to near 1 million dollar residential properties. I've shown hundreds of properties from Homer to Saline, Belcher to Minden, Mansfield to Grand Cane, and have had fun doing all of the above. Each transaction was challenging, as well as rewarding...and I can honestly say my clients were satisfied at the completion of each one of these!

I'm so very grateful for the unwavering and fantastic support of my brokerage, Osborn Hays Real Estate, as well as the fact that I truly love my job and the great people I work with. I'm most thankful for the fantastic friends, family, and clients that have trusted me in their real estate transactions this year.

Having said all that...If you, or anyone you know, are looking to buy or sell anything real estate I would appreciate the opportunity. OK folks...We got another fantastic property for you guys... and yours truly will be there hosting an open house from 2-4 tomorrow (Sunday Oct 12)...

If you want to live in SoBo...or South Bossier...you want to live in The Preserve. New roads, school, etc...and how about a four bedroom, 2 bath gem on a larger lot in said neighborhood. Built in 2021 and weighing in right at close to 2,000 sq ft this beautiful and well built home won't last long so stop on by 115 Livingston drive tomorrow for a look-see and a visit.

So in keeping with my daily Real Estate market research...both on the local and national level...here's a basic breakdown of what I can gather as to:
What a Government Shutdown Could Mean To Housing... as homebuyers, lenders, current homeowners and basically everybody involved in real estate braces for uncertainty.

Both Fannie Mae and Freddie Mac (Govt controlled entities that set guidelines for conventional loans bought and sold in packages and sold to investors) have announced temporary policies to help not only federal employees but also contractors, vendors and others directly affected by the shutdown. Basically lenders will have more flexibility in verifying employment and income so applicants won't be penalized for circumstances out of their control. This also is applied to furloughed workers as they will be able to move forward if their paperwork is in order.

For those struggling to make payments services are being offered to allow forgiveness plans offering temporary relief so homeowners don't go into foreclosure. Freddie Mac warned that if the shutdown goes into November borrowers will need to show two months of reserves or meet more stringent minimums..
*it is important to note that private lenders, banks and credit unions issue the vast majority of conventional mortgages and are probably not going to encounter these issues

US Dept of housing said most FHA loans will still be endorsed...but some programs, including Title 1 for home improvements and reverse mortgages will be paused. FHA borrowers should expect delays in loan processing. The VA has confirmed that "housing benefits will continue"...The USDA..not so much:

The USDA will halt issuance of any new and direct guaranteed loans and any direct-loan closings would be halted. Ive attached a screen shot just in case there needed to be any clarity on who the USDA was blaming (not my politics mind you..just passing this on)

With the shutdown affecting the "number cruncher" folks data will be hard to get...pushing 10 year treasury yields to their lowest levels in weeks...nothing earth shattering yet...but if this goes on bond yields will go higher and mortgage rates are almost sure to follow...

National Flood Insurance Program...insuring approx 5 million homes nationwide...basically it comes down to : WHEN THE NFIP ISN'T AUTHORIZED it cannot issue new policies or renew existing. This is important because standard homeowners insurance usually doesn't cover flood damage. Any policies lapsing during this shutdown will mean a lapse in protection with two months of hurricane season left. Some lenders may allow closings to continue with private flood insurance but that is oftentimes unavailable or very inconsistent.
*this is substantial as flood insurance is involved in approx 1,300 property sales daily...expect delays, uncertainty, and some deals going away altogether

“There are two full months between today and the end of hurricane season, and every day, more and more Americans will be needlessly put at risk of losing everything in a flood. We cannot allow this to happen,” said Neil Alldredge, president and CEO of the National Association of Mutual Insurance Companies.

He added, “Decades of poor policy decisions — from failing to maintain adequate flood mapping to hidden subsidies that provide a false sense of security and encourage development in flood-prone areas — have put millions of Americans in the path of floodwaters. Many of them, though not enough, wisely chose to protect themselves by purchasing flood insurance through the NFIP. They should not be put at risk because Congress cannot do its job.”

Anywho..that's about it for now. Let's hope that our politicians can, collectively, pull their heads out of their you know whats long enough to fund the govt with our tax dollars.

The number one question a Realtor gets from a prospective seller is "What is my home worth?". The number one question a Realtor gets from a buyer is "How much should we write the offer for on this property I want?". All Realtors in our MLS system have access to the same information...but not all Realtors in our MLS system go to the extra trouble of really "crunching the numbers" and truly utilizing all the available information and data for the best outcomes for their clients.

There's a seminar class offered by the National Realtor Association that dives into great depth as to how this whole process should be properly undertaken. I'm proud to say I just took this class and it was absolutely fantastic and informative.

This accreditation will allow me to:

1) Determine a property's fair market value and recommend an appropriate sales or offer price.

2) Proactively work constructively with appraisers to help make sure there are no delays or worse, losing the transaction, when it gets to that point in the buying or selling process.

3) Understand the impact that the current market conditions have on pricing.

Sure...every realtor has access to "the button or icon" CMA (Comparative Market Analysis) offered on our data systems...but I assure you not every one of them understands why or how those numbers could be flawed, which comparable properties should be excluded in the CMA, or go to the trouble of really researching at least five "Competing Properties" in the same market for your subject property.

Couple this knowledge through my efforts and dedication to my continuing education, my absolute dedication to my clients, my experience and success in our real estate market, my daily researching of the current markets, and my full-time Realtor work ethic...and I definitely have your back when it comes to buying or selling your property. So now you'll know why there are the letters PSA after my name as a Realtor...and next week I will explain why there's MRP (Military Relocation Professional)as well..and soon to be ABR..

So why would you choose a full-time, honest, dedicated Realtor to work with. Here's a good example. My most recent client, a young first-time homeowner, trusted me on his recent purchase of his home:

Now the inspections went very, very well...and I have a fantastic and very thorough home inspector that I use. I'd bet most agents would be OK to proceed to closing at this point...BUT...taking into account my buyer's finances etc..and the age of the home...I personally paid for (yes...out of my personal Barclays Bulldawg Real Estate LLC) to have the pipes scoped with a camera under the house and all the way to the main line.

I did this because it was absolutely the right call..come to find out! The lines in the yard were broken, collapsed, and just no bueno!...even though the inspection went well and all the tubs, toilets and sinks drained simultaneously during the initial inspection. After discovering this I filed three consecutive modifications to extend the inspection process...got two different plumbing contractors to bid out the work..and then requested funds from the seller to fix this deficiency.

After the closing I met the contractors myself and oversaw the repairs personally. Had we not taken this one extra step my client would have, sooner than later, been paying for this himself...not to mention the stress and hassle.
