Ceilings are easy to ignore until one changes the entire character of a room. Height, beams, coffers, tray details, skylights and even a simple change in material can influence how spacious, bright or finished a home feels.

For buyers, I would look up during a showing and notice more than style. Ceiling height can affect scale. Skylights can change natural light. Older stains or patchwork may deserve a closer look. Decorative beams may be structural or purely visual.

For homeowners thinking about design, the ceiling can also be an opportunity to add interest without filling the room with more furniture or decor.

The floor plan tells you where the room begins. The ceiling can change how the entire room is experienced.

New listings hit a four-year high
We’re seeing a significant shift in the US housing market—new listings have climbed 8%, reaching their highest point since August 2022. This uptick brings active listings much closer to a balanced market, even as pending sales reach a low. While mortgage rates hold steady at 6.66%, keeping affordability top of mind, the median home price has still managed a 2.2% increase. As someone who’s guided families and investors through every kind of market since 2007, I know that understanding these trends is key to making confident decisions. Whether you’re navigating your first purchase or considering your next investment in Northwest Louisiana, I’m here to ensure you have the insight and support you need for a seamless experience.

A home inspection can feel overwhelming because every house comes with a list. I would not read that list as a simple pass or fail. I would use it to understand condition, priorities and future responsibility.

Start by separating findings into categories:

• Safety or major system concerns
• Items that may need attention soon
• Routine maintenance
• Cosmetic preferences

Then look at the whole picture. The age of the home, the condition of major systems, available documentation and your own comfort with future projects all matter.

One long report does not automatically mean a bad house, and a short report does not remove the need for careful review.

I can help buyers turn inspection information into better questions and a clearer next step.

Why Exterior Upgrades are a Smart Investment for Homeowners
One of the smartest ways homeowners can add value—and truly make a property stand out—is through exterior upgrades. Over the years guiding clients across Northwest Louisiana, I’ve seen firsthand how improvements like new garage doors, stone veneer, refreshed front doors, updated siding, and thoughtfully designed outdoor living spaces can transform both the look and feel of a home. Not only do these enhancements boost curb appeal, but they also improve energy efficiency, enhance security, and significantly increase market value. In fact, many of these updates offer returns on investment of over 200%. For anyone considering selling or simply wanting to enjoy their home more, exterior upgrades remain one of the most impactful investments you can make.

Buyers often form an impression of a home before they can explain exactly why they feel it. The entry feels calm. The rooms make sense. The light is good. Nothing immediately creates a question mark.

That first reaction is emotional, but sellers can prepare for it in very practical ways.

• Make the entrance feel clear and cared for
• Let natural light do as much work as possible
• Keep furniture from blocking the flow of a room
• Fix visible maintenance items that create doubt
• Give each space an obvious purpose

I do not think preparation is about making a home look perfect. It is about reducing distractions so buyers can focus on the home itself.

A strong first impression gives the rest of the showing a better chance.

What Smaller U.S. Homes Could Mean for Buyers
In real estate, trends tell a story—and right now, the story is one of shifting priorities for homebuyers and builders alike. Over the past decade, the average size of new single-family homes sold in the U.S. has dropped from 2,700 to 2,400 square feet, even as the price per square foot has risen by approximately 72%. By 2025, one out of every four new single-family homes sold measures under 1,800 square feet, a notable increase from just one in six a decade ago. Meanwhile, larger homes—those 3,000 square feet or more—now make up only one in five new builds, down from nearly one in three. Builders are responding to steeper land, labor, and material costs by designing smaller homes, helping keep overall prices more accessible for buyers, especially with mortgage rates hovering between 6% and 7%. For first-time and budget-conscious buyers, these smaller homes can make down payments and monthly costs more manageable, even though the cost per square foot remains high. Having helped many families and individuals navigate the changing market here in Northwest Louisiana, I understand how these trends can impact your home search and investment decisions. The right guidance—and a clear view of your options—can make all the difference.

A home is not only about how it looks on a perfect day. I also like to think about how it handles the less convenient moments, such as a power interruption, heavy rain, a plumbing leak or a sudden temperature change.

Resilient features can look different depending on the home and location, but the questions are useful almost anywhere. Does the property manage water well? Are important systems protected? Is there a backup plan for key functions? Can small problems be detected before they become larger ones?

These details are not always the reason someone falls in love with a home, but they can have a big impact on ownership.

I would rather ask the practical questions before closing than discover the answers during the first unexpected problem.

Fed Raises Key Rate to 3.75%-4%
The Federal Reserve has increased its key interest rate by 0.25%, bringing it to a range of 3.75%-4%. This is the first rate hike since July 2023, and officials have indicated that another increase could be on the horizon, since inflation is still hovering above the Fed’s 2% target. The next decision will come at the Fed’s meeting on October 27-28, 2026, when economic conditions and inflation will be reassessed.

For those considering a move or investment in Northwest Louisiana, these policy changes can have a real impact on mortgage rates and long-term home affordability. As someone who has navigated many market shifts since 2007, I understand how economic updates like this can create both uncertainty and opportunity. My goal is always to keep my clients informed and confident, whether you’re buying your first home, making an investment, or planning a relocation. Every market change is a new moment to strategize for your real estate goals—and my experience is here to help guide you through it.

More Homes Available: Opportunities Grow for Buyers
We’re seeing some notable shifts in our local housing market: new home listings have edged up by 0.4%, reaching their highest point since April, while the total number of homes for sale has climbed 0.5%—the most we’ve seen since May. Yet, despite more options on the market, pending home sales have dipped 1.1% to a six-month low, a trend driven by continued high costs and mortgage rates hovering around 6.65%. Having guided families and investors across Northwest Louisiana through all kinds of market turns, I know how important it is to stay informed and adapt your strategy in times like these. My focus remains on providing you with the clarity and expertise you need, whether you’re searching for your first home or planning your next investment.

It is easy to look at two homes with similar size and assume they should be evaluated the same way. Real estate rarely works that neatly.

Condition, lot placement, updates, street position, natural light, parking, layout and even how the home has been maintained can create meaningful differences between properties that look similar on paper.

That is why I do not like relying on one detail in isolation when helping a buyer or seller think through the market. The better question is how the whole property compares.

A useful comparison should explain the differences, not hide them.

Whether you are preparing an offer or getting ready to list, context helps turn a group of similar homes into a more realistic picture of where your property fits.
