Earlier this year, the Montgomery County Council raised recordation tax rates, which go into effect on October 1. Previously, there were three rates to consider when calculating recordation taxes:
A base rate ($2.08 per $500)
A school increment ($2.37 per $500) for the entirety of the purchase
A premium rate ($2.30 per $500) for consideration paid above $500,000

As of October 1, the base rate and school increment will remain the same, while the premium rate will increase and expand with three additional tiers.

A few weeks ago my longest looking 1st-time homebuyer client went under contract and then closed on his 1st home. Today, I received a notification that the review he wrote about me and my services was published. It took me somewhat by surprise as to the length and detail, but here it is if you care to see what he had to say about me as his agent:

"I have been lingering on the market for more than two years hunting for a house, on my long quest for a dream home (a unicorn), I met Michele Guss as my real estate agent through Zillow. As housing price was being snapped up in Montgomery county, Michele worked tirelessly around the clock with me. I am a first-time home buyer. I had no idea about every step of the process whatsoever when I first started taking a look at homes, or what to expect throughout the process. Michele cleared the way for me by explaining each and every step and providing truthful information to make informed decisions and helps me to set an expectation for how I can navigate this journey. The amount of effort and time Michele puts into walking me through every possible home that we tour on the market is unbelievable. I am always a very analytical person always looking at things in the opposite spectrum (the best and worst scenarios) and keep asking more questions. Again, as a first-time home buyer, this process is very stressful. Yes, there are a number of things that people can do to make it easier. But as you can see, based on the above, Michele went above and beyond and I’m positive she does this with all of her clients and truly made me feel like I had made the best decision throughout, and finally, I got my Unicorn! Overall, I would strongly recommend Michele to anyone looking to buy or sell a home, especially if they are first-time homebuyers. I would trust her with my eyes closed and their attention to detail and level of time/dedication to their clients is outstanding. I cannot say enough about my experience with Michele. Despite mortgage rates rising to the highest they have been in 2023, due to the lack of inventory this is not having as great of an impact as expected in most DC metro markets.

The typical mortgage now costs a homebuyer $2,300 a month, based on a 20% downpayment for a $359,000 home.

The Maryland January 2023 stats are out! While this gives you a general idea of what is going on in the market, bear in mind, real estate is local. If you are considering buying or selling in the new year, it is important to note that some counties, cities, zip codes, and neighborhoods are trending much differently than others.
