245 nights. Two properties. Two businesses. One growing need we’re seeing in Sioux Falls.

Not every guest coming to Sioux Falls is here for a weekend.

Recently, we connected with two different businesses that needed furnished housing for employees working in the area.

One needed a home for 60 nights.

The other needed one for 185 nights.

That’s 245 booked nights across two Real Estate 180 properties.

For the employees, it means they don't have to spend months living out of a hotel room. They have a kitchen, laundry, living space and somewhere that feels a little more like home.

For our property owners, it means we're finding opportunities beyond traditional weekend and vacation bookings.

This is why we don't believe every rental property should have one strategy year-round.

Short-term. Mid-term. Long-term.

Demand changes. The strategy should be able to change with it.

What worked for your rental in July might not be what works in November.

A property doesn’t have to fit into one box.

Short-term. Mid-term. Long-term.

Depending on the property, location, season and owner’s goals, the right strategy can change throughout the year.

For example, a home may perform well as a vacation rental during peak summer months, then transition into a mid-term rental when seasonal demand slows. For another property, the consistency of a long-term tenant may make more sense.

The best time to prepare your property for the next season is before you need the bookings.

Summer has kept us busy, but good property management means we’re already thinking about what comes next.

As the busy summer season wraps up, our focus starts shifting to fall and winter:

• Where are the gaps in the calendar?
• Does pricing need to change with demand?
• Could a short-term rental perform better as a mid-term rental during the slower months?
• Are there maintenance items that should be handled now?
• How do we keep the property producing instead of simply waiting for next summer?

A property’s strategy shouldn’t stay the same 12 months out of the year.
